• Emergency standby electricity generators that meet the criteria for <br /> such use in table 18.44.090 of the Pleasanton Municipal Code. <br /> • Photovoltaic facilities. <br /> • Small electricity generator and fuel cell facilities that meet the <br /> criteria for such use in table 18.44.090 of the Pleasanton <br /> Municipal Code. <br /> (ii.) Dry land hay farming on any of the site until first occupancy of any <br /> building. <br /> Conditional Uses <br /> b. The conditional uses (Note that motorcycle-related uses of any kind are not <br /> conditional uses) shall be: <br /> (i.) Auto repair. <br /> (ii.) Auto painting (more than minor touch up painting, as determined by <br /> the Planning Manager). <br /> (iii.) Medium electricity generator and fuel cell facilities that meet the criteria <br /> for such use in table 18.44.090 of the Pleasanton Municipal Code. <br /> Temporary Events and Uses <br /> c. Temporary events, temporary sales events, and temporary uses related to <br /> an on-site permitted use or conditionally permitted use may be allowed, <br /> subject to the review and approval of the Planning Manager. The event or <br /> use may be for more than three days, subject to the review and approval of <br /> the Planning Manager. Temporary Use Permit approval shall be required <br /> for events and uses proposed for more than three days. <br /> Other—PUD Major Modification <br /> d. All motorcycle-related uses, including sales, rental, leasing, service, <br /> upholstery, minor touch up painting, and repair, shall be subject to a PUD <br /> Major Modification process. <br /> 6. Site Development Standards. <br /> a. All future additions, site design changes, and new structures shall be <br /> reviewed on a case-by-case basis in accordance with the purposes and <br /> requirements of Chapter 18.68 of the Pleasanton Municipal Code. All future <br /> site design changes, landscaping changes, building additions, and new <br /> buildings shall be subject to a PUD Modification process, except as <br /> otherwise conditioned. If rooftop parking is proposed in the future, it shall <br /> be subject to review and approval by the Planning Commission (see also <br /> condition of approval 8.b). <br /> b. The dealership building materials may include steel, glass, aluminum, <br /> composite materials, EFIS, stucco, CMU block, wood, and concrete <br /> depending on the requirements of each manufacturer. Concrete-tilt-up <br /> buildings shall be allowed. The final materials shall be subject to the review <br /> Conditions of Approval/PUD-57 <br /> Project-Specific Conditions <br /> 4 <br />
