A significant cluster of <br /> perennial shrubs shall be provided at the intersection of the El Charro Road <br /> off ramp and El Charro Road. Verification of Caltrans' approval shall be <br /> submitted to the Planning Manager prior to the issuance of a building permit. <br /> The selection of plant materials shall be coordinated with the adjacent Staples <br /> Ranch PUD with freeway frontage. Verification that the species are long- <br /> lasting maintenance free California or adapted native drought tolerant <br /> perennials shall be provided by a licensed landscape architect, prior to the <br /> issuance of a building permit. The species shall be subject to the review and <br /> approval of the City's landscape architect. The species shall not include palm <br /> trees. <br /> b. Revise the plans and propose landscaping and irrigation in Zone 7's <br /> easement by the proposed freeway sign. The landscaping shall be <br /> groundcover and decorative shrubs and shall be drought tolerant and <br /> maintenance free California native species and/or adapted natives. The <br /> species shall be long-lasting perennials. Verification of submission of the <br /> plans to Zone 7 shall be submitted to the Planning Manager prior to <br /> occupancy. Verification that the species are long-lasting maintenance free <br /> California or adapted native drought tolerant perennials shall be provided by a <br /> licensed landscape architect, prior to the issuance of a building permit. The <br /> species shall be subject to the review and approval of the City's landscape <br /> architect. The species shall not include palm trees. <br /> c. Revise the plans and propose landscaping and irrigation in PG&E's easement <br /> by the 1-580 freeway. The groundcover, decorative shrubs, and trees and <br /> shall be drought tolerant and maintenance free California native and/or <br /> adapted native species. The species shall be long-lasting perennials. A <br /> minimum of one tree shall be provided in each landscape island in the parking <br /> lot in the PG&E easement. Verification of submission of the plans to PG&E <br /> shall be submitted to the Planning Manager prior to occupancy. Verification <br /> that the species are long-lasting maintenance free California or adapted <br /> native drought tolerant perennials shall be provided by a licensed landscape <br /> architect, prior to the issuance of a building permit. The species shall be <br /> subject to the review and approval of the City's landscape architect. The <br /> species shall not include palm trees. <br /> d. To help ensure that an adequate landscape buffer with trees is provided in/by <br /> the Neighborhood Park, prior to the issuance of a building permit, the <br /> applicant shall revise its plans and enhance the landscaping buffer proposed <br /> by the southern boundary line. The trees shall be evergreen trees. The trees <br /> shall generally be of species with large canopies, unless otherwise <br /> determined by the City's landscape architect. The trees may be fruitless. <br /> The trees shall be a minimum of 24 inch box in size and shall be spaced such <br /> that there will be no visible gaps between the tree canopies once the trees <br /> Conditions of Approval/PUD-57 <br /> Appendix Conditions <br /> 2 <br />
