59. That the Stoneridge Drive frontage of this development <br /> shall be designed to provide for an additional westbound <br /> lane from the 680 interchange to Stoneridge Mall Road. <br /> A portion of this additional lane shall be constructed <br /> with this development-to provide for a right turn <br /> deceleration lane onto Stoneridge Mall Road. The remainder <br /> would be construct~ with the future interchange. ~he <br /> new section shall ~rovide for a minimum width of 39 feet <br /> from curb to curb and a minimum width of 18 feet from <br /> curb to new property line. This would require a curb <br /> relocation of 5 feet; and 7 feet of additional right-of-way <br /> dedication. The 18 feet from curb to property line would' <br /> provide for an 8 foot wide Planting-utility area from <br /> face of curb to edge of walk, an 8 foot wide bike/ped way, <br /> and 2 feet clear horizontal from edge of walk to the sound. <br /> wall or toe of bank at new property line. That if it is determined by the City that the area designated <br /> as F-1 on the Development Plan~.is not neede~ ~for..a.'fire <br /> station., the area shall be'used for residential purposes <br /> and shall contain approximately 12 additional dwelling units <br /> of a similar design to the other 347 uhits shown'on the <br /> Development Plan; the design of the additional units shall <br /> be approved.as part of the Design Review approval for the <br /> entire residential'.p6rtion of the subject,property. <br /> <br /> <br />
