Conditional Uses: <br /> <br />· Nursing home for not more than six patients; <br />· Home occupation conducted in accordance with Chapter 18.104, Home <br /> Occupations, of the Pleasanton Municipal Code; <br />· Large family day care home defined as greater than eight children not <br /> including children of the day care owner/operator; and, <br />· Second unit. <br /> <br />Development Standards for Primary Structures and Additions to Primary <br />Structures: <br /> <br />Front Yard Building Setback - 25-feet; <br />Side Yard Building Setback - 1 O-feet; <br />Rear Yard Building Setback - 20-feet; and, <br />Maximum Building Height - One-story or 23-feet. (Note: The homes <br />covered by this approval may be configured as two story buildings <br />provided that the second floor is designed and built into the building's <br />sloped attic area and, for Lots 1 through 5 adjoining the Shadow Cliffs <br />facility, that the second floor windows are designed as dormers located only <br />on the structure's south facing side. On Lot 6, said dormers may be located <br />on any side of the structure.) <br /> <br />Development Standards for Accessory Structures: <br /> <br />· Rear Yard Setback- 20-feet; <br />· Interior Side Yard- 10-feet; <br />· Street Side Yard for Corner Lots - 20-feet; and, <br />· Maximum height - One-Story and 15-feet. <br /> <br />For all primary and accessory structures, the building height shall be measured <br />vertically from the lowest ground elevation adjacent to the building to the highest <br />elevation of the building, excluding chimneys. <br /> <br />The maximum floor area ratio (FAR) for Lots 1 through 6 including primary and <br />accessory structures shall be 40-percent or 4,200 square feet, whichever is less. <br />The floor area ratio shall not include swimming pools/spas and a cumulative <br />garage floor area less than 600 square feet. Garage floor area over 600 square feet <br />shall be counted in the lots' floor area ratios.
