The shrubs shall be installed in groupings that achieve <br />a 25-percent overlap of the individual shrub plm~tings after seven years. These changes <br />shall be shown on the landscape plans for Lots 1 through 6, respectively, to the <br />satisfaction of the Planning Director prior to issuance of a building permit for the <br />respective lots. <br /> <br />All dry utilities - electric power distribution, gas distribution, communication service, <br />Cable television, and any required alarm systems - shall be installed underground in a <br />joint utility trench. All dry utilities shall be installed in conduit. <br /> <br />The project developer shall submit detailed landscape and irrigation plans as part of the <br />improvement plans. These plans should include a street tree-planting plan and landscape <br />plans for medians, buffer strips, and any right-of-way landscape areas. The irrigation <br />plan shall provide for automatic controls. <br /> <br />The storm drainage from each lot shall be directed to an approved storm drain system in <br />accordance with Sections 1806.55 and 3315.4 of the 1997 Uniform Building Code unless <br />otherwise approved by the Planning Director and then by the Director of Building Safety <br />or the City Engineer. <br /> <br />All utility boxes and transformers for this project shall be installed underground. All <br />capacitor banks or switches for the project may be installed above ground if properly <br />screened to the satisfaction of the Planning Director. The locations for boxes, <br />transformers, switches, capacitor banks, etc., shall be shown on the final improvement <br />plans submitted for review and approval by the City Engineer and by the Planning <br />Director. <br /> <br />The curb and gutter of all streets within this development shall have sub drains installed <br />at either the back of curb or lip of gutter at the discretion of the City Engineer. This <br />detail shall be shown on the improvement plans. Said drains shall be connected to the <br />storm drain system or drained by other means acceptable to the City Engineer. This <br />detail shall be shown on the final improvement plans submitted tbr review and approval <br />by the City Engineer before recordation of the final subdivision map. <br /> <br />The water and gravity sanitary sewer mains shall be public and maintained by the City. <br />There shall be a two-way cleanout on the sanitary sewer lateral located at the back of the <br />Public Service Easement. This detail shall be shown on the improvement plans submitted <br />for review and approval by the City Engineer and by the Planning Director before <br />recordation of the final subdivision map. <br /> <br />Roof leaders for the homes located on Lots 1 through 5 may be connected to the street <br />gutter or to the storm drain system with approval of the City Engineer. For Lot 6, there <br />shall be no direct roof leaders connected to the street gutter or storm drain system.
