36. The primary (nortt~ound) access for '~lis development will be from the interior streets to Rheem Drive, to Trenery Drive to Santa Rita Road. At the time of development of this project Trenery Drive will exist as a half street (south side) from ~heem Drive to Santa Rit~ Road. Santa Rita Road will exist as an unsignalized "tee" intersection with a median break. The developer shall enter into an ~greem~nt~with the City to participate in the widenihg oE"T~enery Drive from Rheem to Santa Rita and participate in signali- zing the intersection of Santa Rita and Trenery. The extent of this participation shall be determined prior to the approval of the 'tentative .map. ~he agreement shall be executed by 'the developer prior to Council approval of the final subdivision map. 37. The secondary (southbound) access for this development will be from the interior streets to Rheem and Oakland to. Moh~ Avenue to Santa Rita Road. A signal is scheduled to be installed by the City at Santa Rite and Mohr in the spring-summer of 1982. Mohr Avenue will exist as a partially completed two lane undivided roadway. The developer shall enter into an agreement with the City to participate in the cOmpletion'of Mohr Avenue. The extent of this participation shall be determined prior to the approval of the tentative map. The agree-- ment shall be executed by the developer prior to Council approval of the final subdivision map. 38. An interior off-site sanitary sewer system will exist at the time of development of this project. (See Exhibit "C"). This system should be extended from ~he manhole in Santa Rite to the upstream siphon manhole at the Arroyo Mocho. The developer shall enter into an agreement with the City to participate in the future off-site sanitary sewer extension. The extent of this participation shall be determined prior to the approval of the tentative map. The agreement shall be executed by the developer prior to Council approval of the final subdivision map. -5-
