That a 10 ft. wide P.C.C. sidewalk shall Be installed ~ along all frontages of the subject site to the satisfaction of the City Engineer. 35. That the future sLree't frontage improvements along the proposed Bernal Avenue realignment (south 6f building ~4) be constructed if possible or bonded or a cash in-lieu payment be made at 'the option~of the City Engineer prior to issuance of a building pezlmit. 36. That approval of the storm drainage system be withheld pending final design and until the developer' has demonstrated to the satisfaction of the City Engineer that the system is a~equate,,connects to an approved poin~ of discharge, meets any and all applicable requirements of the Alameda Flood Control-District~ meets any and all applicable requirements of the F~deral ~ Emergency Management Flood Hazard Program~ and meets the immediate and long range requirements of this development and all upstream areas intended to be drained through this syhem. -4-
