EXHIBIT "A" Conditions of Approval PUD-81-28 That the development be substantially as shown on .the development plan, Exhibit A, on file with the Planning Division. 2. That the land uses on the subject property shall be regulated by the amount of on-site parking avRilable and per the requirements of Article 16; Chapter 2, Title II of the Ordinance Code of ~he City of Pleasanton. 3. That'the'applicant acknowledge that the 19 shaded parking spaces shown on parcel 1 as "private parking" shall be for the use Df the law offices immediately to ~he west ~ of that parcel and Haps restaurantsand that the entrance to this area may be barricade~ each weekday and all but ~he 5 spaces reserved for Haps restaurant shall be open for the use of depot restaurant customers in the evening. 4. That the colors of all buildings in the development shall be approved by the Plannj. ng Division prior to issuance of a building permit. This s~!l include the colors of the two proposed railroad cars. 5.. That .case PUD-81-28 covers all five parcels shown on the development pl~n,~Exhibit A, with pa'rcels 4 and 5 being rezoned and devoted solely to park and open space uses. Uses on parcels 1 through 3 shall be limited solely to 'those permitted and conditionally permitted uses of the C~C (Central Commercial) Distri.ct~ 6. That the development shall me~t all requirements of the City's Fire Code. ~, 7. That the developer aq~nowledges t~at the City of Pleasanton does not guarantee the availability of sufficient sewer capacity to serve this development by approval of this .project and that the developer agrees and acknowledges that building permit approval may be withheld if sewer capacity i~ 'found by the City not to be available. 8.
