DISCUSSION Pleasanton Gateway, Property Development Centers LLC's application for a Planned Unit Development major modification (PUD-02-07M) was approved by the City Council on October 19, 2010, for construction of approximately 129,000 square feet of commercial/ retail floor area with site improvements (Phase I) and approximately 588,700 square feet of office floor area with site improvements (Phase II). The property is located on the south side of Bernal Avenue between the northbound I-680/Bernal Avenue exit ramp and Valley Avenue. Property Development Centers LLC (PDC) has completed the offsite improvements required for development of the Safeway Center. These improvements consisted of constructing left turn and right turn lanes on Bernal Avenue into the development; signal modification at Bernal and Koll Center Drive; completing sidewalks along the project frontage; and Americans with Disabilities Act (ADA) ramps. The project owners also recorded documents to clarify the maintenance responsibilities of the colored sidewalk on Bernal Avenue entrance and at the Valley Avenue entrance at the traffic circle. In accordance with the Private Development Agreement, PDC obtained Performance and Labor and Materials bonds to ensure the construction of the required public improvements. Since the offsite improvements have been completed, PDC has asked that the public improvements be accepted and the Performance and Labor and Materials bonds be released. The one year maintenance bond would remain in effect. Engineering staff and Operations Services staff have inspected the improvements constructed by PDC and recommend acceptance of public improvements.
