EXHIBIT ~A~ <br /> <br />CONDITIONS OF APPROVAL TRACT NO. 1841 <br /> <br />10. <br /> <br />il. <br /> <br />All of Tract 1841 shall be within the City Limits of Pleasanton. <br /> <br />The subdivider shall pay annexation charges as required by the <br />City of Pleasanton. <br /> <br />Mini~.~m lot area within Tract 1841 to be 6,000 square feet; ~Aini~m <br />average width of lots to be 60 feet. Use of land: Single Family <br />Residential. <br /> <br />All provisions of the City of Pleasanton Subdivision Ordinance shall <br />be complied with. <br /> <br />Easements designed in accordance with standard engingerinE practice <br />and approved by the City Engineer shall be required where storm <br />waters discharge upon adjoining properties, and southwesterly of <br />existing 48 inch reinforced concrete pipe at First and Minnie Streets. <br /> <br />Standard vertical curb and gutter m~d separated sidewalks shall be <br />constructed on all streets. <br /> <br />Prior to the final preparation of the subgrade and placement of base <br />material, all underground utility mains shall be installed and <br />service connections stubbed out beyond curb line. Service from <br />public utilities and from sm~itary sewers shall be made available <br />for each lot in such manner as will obviate the necessity for dis- <br />turbing the street pavement, curb and ~utter and sidewalks when <br />service connections are made. <br /> <br />I~mluated ~uard rails are to be constructed at the stub ends of <br />all streets. <br /> <br />Slope easements designed in accordance with standard engineeri~g <br />practice and approved by the City Engineer for the improvement~ <br />plans of the final map are to be provided at the stub ends of ail <br />streets and next to streets adjacent to parcels not a part of this <br />tract. <br /> <br />Minnie Street shall be constructed as a 60-foot street extending <br />from First Street to the easterly tract line of Tract 1841 as shown <br />on Exhibit "A" Tentative Map Tract 1841. <br />The subdivider shall improve ~nnie Street as follows: <br /> a. Acquire all lands necessary for a 60-foot street, annex <br /> and dedicate to the City of Pleasanton -- the City of <br /> Pleasanton will acquire lands within the Pleasanton <br /> Elementary School for Minnie Street alignment. <br /> b. Drainage, sewage, water system and paving shall be installed <br /> to City of Pleasanton Standard Specifications or as indicated <br /> on Exhibit "A" Tentative ~lap Tract 1841. Alignment and grades <br /> of l.~nnie Street to be established by the City Engineer of <br /> Pleasanton. <br /> <br />Water system to be connected to the "Bonde" Reservoir System. The <br />subdivider shall pay house connection charges as established by the <br />City of Pleasanton for connection to this water system. Locations <br />and sizes of water mains to be approved by the City Engineer. <br /> <br /> <br />
