THE CITY OF <br />ASANTONC <br />CITY COUNCIL AGENDA REPORT <br />10 <br />July 17, 2012 <br />Community Development <br />Engineering Division <br />TITLE: APPROVE FINAL MAP, IMPROVEMENT PLANS AND SUBDIVISION <br />AGREEMENT FOR TRACT 8112 (THE RESERVE AT PLEASANTON) <br />SUMMARY <br />Tract 8112 creates 18 single - family detached residential lots and an estate lot on an <br />approximately 18 acre site. It is the last phase of the vesting Tentative Map, Tract 7385. <br />The property is located between the Vineyard Trail and Vineyard Avenue east of the old <br />School District property, as shown on Attachment 1. Staff has reviewed the Final Map, <br />Improvement Plans and agreements, and has found them to be in substantial <br />conformance with the approved Tentative Map. All improvements necessary for this <br />tract will be installed with Tract 8112. <br />RECOMMENDATION <br />1. Approve the Final Map and Improvement Plans for Tract 8112 (The Reserve at <br />Pleasanton). <br />2. Authorize the City Manager to execute the Subdivision Agreement. <br />3. Authorize the City Manager to execute any necessary quitclaim deeds to effectuate <br />the abandonment of the unneeded right of way to the Toll Brothers. <br />4. Accept all street right of way dedications in fee on the Final Map arid all easements <br />offered for dedication on the Final Map. <br />5 Approve a reimbursement agreement with Toll Bothers, in generally the form <br />attached as Attachment 3, for the extension of the water main and sanitary sewer <br />main within Parcel C. <br />FINANCIAL STATEMENT <br />There will be a nominal increase in the operating budget when all the public utilities <br />constructed with this tract are accepted. <br />
