THE CITY OF 13 <br /> '-I CITY COUNCIL AGENDA REPORT <br /> PL£ASANTON. <br /> July 17, 2012 <br /> Community Development <br /> Engineering Division <br /> TITLE: APPROVE FINAL MAP, IMPROVEMENT PLANS AND SUBDIVISION <br /> AGREEMENT FOR TRACT 7721 (LEHMAN/SELWAY PROPERTY) <br /> SUMMARY <br /> Tract 7721 creates 29 single-family detached residential lots and 10 remainder lots to <br /> be conveyed to the adjacent property owners. The property is located between Trenery <br /> Drive and Cameron Avenue, and is west of Martin Avenue. This tract is a subdivision of <br /> Parcel Map 9359 which created three parcels (the Lehman and Selway home sites and <br /> the developable remainder, which is the current tract). Staff has reviewed the Final <br /> Map, Improvement Plans and agreements, and has found them to be in substantial <br /> conformance with the approved Tentative Map. All improvements necessary for this <br /> tract will be installed with this Tract 7721. <br /> PLANNING COMMISSION RECOMMENDATION <br /> On January 11, 2012, the Planning Commission approved an application from <br /> Ponderosa Homes, Lehman and Selway for a Vesting Tentative Map to subdivide an <br /> approximately 16 acre site, located between Trenery Drive and Cameron Avenue, into <br /> 29 single-family home lots and 10 very small lots to be conveyed to and merged with <br /> the adjacent property, consistent with the PUD development plan for this site. <br /> RECOMMENDATION <br /> 1. Approve the Final Map and Improvement Plans for Tract 7721, Lehman/Selway. <br /> 2. Authorize the City Manager to execute the Subdivision Agreement. <br /> 3. Accept all street right of way and easements offered for dedication on the Final Map. <br /> FINANCIAL STATEMENT <br /> There will be a nominal increase in the operating budget when the public street and all <br /> the public utilities constructed with this tract are accepted. <br />
