BACKGROUND
Tract 8103 "Ironwood" is the last phase of Ironwood Active Adult development by
Ponderosa Homes. The property is located on the north side of the Operations Services
Center as shown on the attached vicinity map (Attachment 1).
On April 15, 2009, the Planning Commission approved an application by Ponderosa
Homes for the Tract 8004 Vesting Tentative Map. The Tentative Map subdivides an
approximately 23.1-acre site located off Reimers Drive (now Bradford Way) in the
Ironwood Planned Unit Development into 110 single-family home lots, plus four
common area parcels.
On September 15, 2009, the City Council approved Tract 8004 creating three residential
lots and five large parcels for future subdivision. Subsequently the City Council has
approved Final Maps and improvement plans for two other subdivisions within the
original boundary of Tract 8004.
Tract 8103, the last phase of the development, will construct the extension of Chatham
Place and Chatham Court in a southerly direction, and Denton Court which intersects
Chatham Court (as shown on Attachment 2).
The Engineering staff, Planning staff, and the City Attorney's Office have reviewed the
Final Map and other legal documents for Tract 8103. All submittals are in substantial
conformance with the PUD and Tentative Map approvals. Development fees have been
paid and a signed subdivision agreement has been submitted.
DISCUSSION
Proposed Improvements
Like the other phases of the Ironwood Active Adult, this phase has no public streets. All
streets within Tract 8103 are private. The water and sewer within these private streets
will be maintained by the City, whereas the storm drain system will be private and will
be maintained by the Home Owners Association.
Trail Connection
An eight-foot wide unpaved trail will be completed adjacent to the northern boundary of
this development. This trail starts at the Mohr Avenue/Irongate Court intersection and
heads easterly within the former Mohr Avenue right-of-way to provide access to the
East Pleasanton Specific Plan area. Residents of the Ironwood Active Adult
development will have access to this trail (via a locked gate).
Discretion to Deny the Final Map
The approval of a Final Map when the Final substantially complies with the conditions of
the Tentative Map is a mandatory, ministerial act (Government Code, Section 66474.1).
Put another way, a Final Map shall be disapproved only for failure to meet conditions
that were applicable at the time the Tentative Map was approved. If the Final Map is
Page 2 of 3
