THE CITY OF 7 <br /> pL£ASANTONo CITY COUNCIL AGENDA REPORT <br /> July 17, 2012 <br /> Community Development <br /> Engineering Division <br /> TITLE: APPROVE THE FINAL MAP, IMPROVEMENT PLANS AND <br /> SUBDIVISION AGREEMENT FOR TRACT 8103 (VILLAGE AT <br /> IRONWOOD-FINAL PHASE) <br /> SUMMARY <br /> Tract 8103 creates 35 single-family detached residential lots. It is the last phase of the <br /> vesting Tentative Map for Ponderosa Homes' Ironwood Active Adult. The property is <br /> located on the north side of the City Operations Services Center (OSC). Staff has <br /> reviewed the Final Map, Improvement Plans and agreements, and has found them to be <br /> in substantial conformance with the approved Tentative Map. <br /> PLANNING COMMISSION RECOMMENDATION <br /> On April 15, 2009, the Planning Commission approved an application from Ponderosa <br /> Homes for a Vesting Tentative Map to subdivide an approximately 23.1-acre site <br /> located on the north side of the City's OSC into 110 single-family home lots, plus four <br /> common area parcels. <br /> RECOMMENDATION <br /> 1. Approve the Final Map and Improvement Plans for Tract 8103, Ironwood. <br /> 2. Authorize the City Manager to execute the subdivision agreement. <br /> 3. Authorize the City Manager to execute a deed granting a storm drain easement to <br /> Zone 7 across the public trail. <br /> 4. Accept all easements offered for dedication on the Final Map. <br /> FINANCIAL STATEMENT <br /> The developer is responsible for all construction costs. There will be a minimal increase <br /> in annual operating costs for maintenance when all the public utilities constructed with <br /> this tract are accepted. <br />
