EXHIBIT I <br /> Conditions of Approval <br /> <br /> PUD(tlPD) -80-12 <br /> <br />1. That the development be substantially as shown on the <br /> development plan, Exhibit A, on file with the Planning <br /> Division except there should be a maximum of four lots <br /> bordering the cul-deLsac of Twelve Oaks Drive and access <br /> from Lot 24 shall be via a driveway from the bulb of the' <br /> cul-de-sac bordering the iot. <br /> <br />2. That no structures shall be constructed outside the building <br /> pad area (the approximately 6,000 sq. ft. area in which <br /> each house is located) on Lots 5-18 and 24 with the exception <br /> of fences approved by the Planning Division unless said <br /> structure is first approved by the Planning Division with <br /> appeal to the Design Review Board and is compatible with <br /> the site area. <br /> <br />3. That approval of this case is subject to all recommendations- <br /> contained in the report from Judd Hull and Associates dated <br /> 4/16/81. <br /> <br />4. That the structures and landscaping on lot 17-shall be <br /> installed and maintained so as not to obstruct.the <br /> valley view from the Juhl home. The highest point <br /> of any structure on lot i7 shall not exceed 528 ft. <br /> in elevation. <br /> <br />5. That a PSE for use by emergency vehicles shall be provided <br /> to connect the driveway to lot 16 across lot 17 to the <br /> upper end of Deer Oaks Drive. Said PSE to be shown on the <br /> tentative map for the subject property with final design <br /> and location subject to the appr6val of the Fire Chief <br /> and City Engineer. <br /> <br />6. That the developer acknowledges that the City of Pleasanton <br /> does not guarantee the availability of sufficient sewer <br /> capacity to serve this development by approval of this <br /> project and the develgper agrees and acknowledges that <br /> building permit approval may be withheld if sewer <br /> capacity is found by the City not to be available. <br /> <br />7. That copies of the letters from David Carpenter dated <br /> 11/6/80 and Judd Hull dated 11/21/80 be given to all <br /> prospective buyers along with the Soil and Geology <br /> Investigation No. 865-A66-A5. <br /> <br />8. That all 54 conclusions and recommendations of the Soil <br /> and Geology Investigation No. 865-A66-A5 of Judd Hull <br /> dated 10/13/80 be complied with during construction of <br /> all structures on the subject property. <br /> <br /> -1- <br /> <br /> <br />
