52.' That there shall be no occupancy of the building until <br /> the City's elevated stream apparatus is in operation. <br /> unless othervise approved by the Fire Chief. <br /> <br />-53. That the building shall be fully sprinklered with <br /> an automatic sprinkler system, the type and design <br /> to be approved by the Fire Chief and Chief Building <br /> Inspector. <br /> <br /> 54. That in order to maintain existing levels of fire <br /> service per general plan policies, the developer <br /> shall enter into ah agreement to fund or participate <br /> in the funding of a study of fire service require- <br /> ments necessitated by the subject project and other <br /> proposed major industrial/commercial projects; that <br /> the project shall be constructed in such a way as <br /> to minimize fire hazards; and that the developer <br /> shall agree to participate in the financing of the. <br /> necessary fire apparatus and.manpower required to <br /> serve this project as well as other major projects <br /> while maintaining existing City-wide levels of <br /> fire service. The level of any participation in <br /> the latter shall take into consideration the projects <br /> tax contribution towards City services generally, <br /> including fire services. The agreement shall be <br /> entered into prior to improvement plan approval. <br /> <br /> 55. That prior to the submittal of improvement plans <br /> for the subdivision of the subject property, the <br /> developer shall fund (or participate in the funding <br /> of} a comprehensive water study of the north Pleasanton <br /> area to identify short and long-term improvements <br /> necessary to achieve adequate water supply and <br /> pressure and in order to achieve timely completion <br /> of such improvements concurrent with the development <br /> of the subject site, the developer shall pay their <br /> appropriate share'of the cost of the water facilities <br /> necessary to serve the subject site or made necessary <br /> due to the cumulative development of the north <br /> Pleasanton area. Improvements may be made via re- <br /> imbursement agreement, assessment districts or <br /> special benefit district as best meets the needs <br /> of the City and developer. The method of imple- <br /> mentation shall be decided and entered into prior <br /> to'improvement plan approval. <br /> <br /> 56. That a set of off-site improvement plans for Dublin <br /> Canyon Road be Submitted to the City for review and <br /> approval. These plans shall be prepared by a registered <br /> civil engineer and shall include the following: <br /> <br /> -6- <br /> <br /> <br />
