41. That Farmers Insurance provide on-site private security guards. 42. That the 8" sanitary main and the 10" water main at the Foothill/Dublin Canyon Road intersection be extended across the entire frontage of the subject development or as otherwise approved by the City Engineer. 43. That the 24" storm drain be extended from Foothill Road along Dublin Canyon Road to the extent required by final design and City review and approval. 44. That the site development plan include plan and profile for all public systems. 45. That upon consent of the City Council, the off- site street improvements should be constructed at one time under assessment district proceedings with participation from all benefitting commer- cial properties. 46. That a landscaping and street lighting maintenance district be created in conjunction with the assess- ment district. 47. That the assessment district provide a maintenance fund for the future maintenance of the subject street improvements- Conditions NecesSary to Mitigate the Significant Adverse 'Impacts Identified in the Mitigated Negative Declaration 48. That Farmers Insurance be encouraged to provide a company sponsored Van Pool program for their employees in order to reduce the traffic impacts on Dublin Canyon Road and the Dublin Canyon Road and Foothill Road intersection. 49. That the developer provide a bicycle lane to the site from-Foothill Road and provide a safe lockable bicycle storage area on the subject site. 50. That the work hours of the employees. in the building shall be staggered to the maximum extent possible in order to reduce traffic impacts on the area. 51. That prior to issuance-of a building permit, the developer shall prepare a noise traffic analysis to ensure that interior noise levels do not exceed 55 dBA given existing and projected 1-580 traffic during working hours.
