PLEASANTON TOD STANDARDS AND GUIDELINES: BART PROPERTY . <br /> C7. ROOFS AND PARAPETS <br /> Design Guidelines: <br /> C7.a. Use eave and parapet details to provide a strong skyline or silhouette and at visual interest to <br /> the roofline. <br /> C7.b. The parapet or building height for a stand-alone retail building should be a minimum of 20' to <br /> 25', providing the massing required to define the adjacent outdoor plaza spaces. <br /> C7.c. Stand alone retail/ pavilion buildings should either be parapet roofs with modulated cornices <br /> for articulation or unique roof forms to provide a distinctive form and structure. <br /> C7.b. Emphasize vertical proportions of individual units in residential buildings rather than horizontal <br /> building massing. <br /> C7.c. Rooflines should correspond to variations in building massing and articulation with bays, gables, <br /> dormers and strong eave elements in residential buildings. <br /> C7.d. Roof elements should be varied to minimize the appearance of mass and bulk. <br /> C7.e. Gable roofs or bays with parapets are encouraged to emphasize vertical proportion and break <br /> up the massing of large hipped roofs. <br /> C8. SERVICE ACCESS, LOADING,TRASH AND UTILITIES <br /> Development Standards: <br /> C8.1. All loading and service areas shall be located interior to the building with doors that can be <br /> closed to the public rights of way and interior drives and pedestrian paths of travel. <br /> Design Guidelines: <br /> C8.a. Buildings should be organized so the impact of servicing functions and utilities on streets and <br /> along pedestrian paths is minimal. <br /> C8.b. Utilities, trash and service access should be incorporated into the design of the building in <br /> trash/recycling and utilities rooms. Utility rooms can be incorporated within buildings or in <br /> below grade vaults. <br /> C8.c. Hotels that have extensive back of house functions such as laundry and major food service <br /> facilities should either have these uses internal to the building and wrapped with active uses or <br /> should be sub grade in an underground podium to minimize the impacts to the pedestrian <br /> frontage. <br /> 27 WORKSHOP DRAFT <br />
