laPLEASANTON TOD STANDARDS AND GUIDELINES: BART PROPERTY <br /> C5. OFFICE AND HOTEL FRONTAGES <br /> Design Guidelines: <br /> C5.a. Hotel and office buildings should face and be entered from Owens Drive. <br /> C5.b. Office building Entries should be located to be clearly identifiable from the street and primary <br /> pedestrian paths. Multiple Building entries should be considered and are strongly encouraged <br /> to promote access from Owen's Drive, the Iron Horse trail and BART. <br /> C5.c. Entries should be scaled proportionate with the scale of the buildings so that there are larger <br /> lobby entries for the larger buildings. <br /> C5.d. The ground floor of hotel and office buildings should be articulated to with pedestrian scaled <br /> elements to add visual interest. <br /> C5.e. Porte Cocheres or covered drop offs may be incorporated into the building massing and are <br /> encouraged not to be a separate element, but an integral part of the building massing with <br /> additional space above the drives. Particular care should be given to maintain strong, safe <br /> pedestrian connections to the main building entries and that this entry not be separated by <br /> vehicular circulation. <br /> C6. RESIDENTIAL ENTRIES <br /> r <br /> Development Standards: <br /> C6.1. All ground floor units (including in corridor buildings), within 5 ft of grade, shall have entries <br /> onto street, internal street, paseo (walk), or open space. <br /> Design Guidelines <br /> C6.a. Entries should be the predominant feature of front facades, and should have a scale that is in <br /> proportion to the size of the building and number of units being accessed. Larger buildings <br /> should have a prominent, centralized building entrance. <br /> C6.b. Building fronts should include porches, unit entries, and architectural detailing. <br /> C6.c. Building entries should be the prominent feature of the front facade and identify access to <br /> individual units. <br /> C6.d. Building entries that face a public street, drive or common space should be the first choice for <br /> entry location. <br /> C6.e. Porches and balconies that face streets should be semi-transparent and be incorporated into <br /> the materials and design of the building. <br /> C6.f. Porches may encroach 5' into the front yard setback. <br /> C6.g. Front yard patios can be used and be part of entry path or a separate space.
