PLEASANTON TOD STANDARDS AND GUIDELINES: BART PROPERTY <br /> B. RETAIL AND FLEX SPACE REQUIREMENTS <br /> Minimum Retail: 10,000 sq ft with a minimum depth of 60 ft. <br /> A minimum of 10,000 sq ft of retail is required between Willow Road and the Iron Horse Trail <br /> intersection. The goal of the retail is to create a "TOD Village" atmosphere on the block of Owens Drive <br /> between Willow Road and Iron Horse Trail. <br /> "Active" Flex Space Requirements: <br /> "Active" flex space is required along the entire frontage of Owen Drive between Willow Road and the <br /> Iron Horse Trail intersection. Active flex space can be Live/Work units in residential buildings or <br /> office/hotel uses that is convertible to retail uses in the future. <br /> C.
