PLEASANTON TOD STANDARDS AND GUIDELINES: BART PROPERTY <br /> 3. PUD REGULATIONS <br /> A. ZONING REGULATIONS <br /> All development applications for the BART Property will be reviewed by the City through the Planned <br /> Unit Development(PUD) process, which will include review and recommendation by the Planning <br /> Commission and approval or denial by the City Council at noticed public hearings. The following non- <br /> core regulations establish numeric standards in order to realize the desired mixed-use building and TOD <br /> street character contained in the design guidelines. The City Council may exercise discretion in the <br /> application of these development standards where such proposals meet the intent and purpose of the <br /> standards. <br /> Floor Area Ratio for Office, Hotel and Commercial Development: <br /> (see appendix 6.A for notes on calculating gross developable land area) <br /> Base Maximum: 1.0 (100%)* <br /> Maximum with additional trip reduction: 1.3 (130%)* <br /> *The Base Maximum FAR assumes a 20%trip reduction from Hacienda TOD Guideline Standards and <br /> may be increased up to 30%with additional trip reduction per an approved traffic study. <br /> Site Area per Dwelling Unit: <br /> (see appendix 6.A for notes on calculating gross developable land area) <br /> Minimum -- 970 sq ft (at 45 DU/ACRE) <br /> Maximum -- 580 sq ft (at 75 DU/ACRE) <br /> Group Usable Open Space: 200 sq ft per dwelling unit. <br /> Private open space is not required for each unit. However, if provided, it may be deducted from the <br /> group open space requirement.
