EXHIBIT B <br /> <br /> CONDITIONS OF APPROVAL <br /> OF PUD-80-2 <br /> <br /> 1. That the development be substantially as shown on the <br /> development plan, Exhibit A; the grading ~lan, Exhibit B; <br /> and the Development Landscape Guidelines, Exhibit C; on <br /> file with the Planning Division. <br /> <br /> 2. That all commercial land uses, except the motel, shall <br /> be established along Valley Avenue and along Bernal <br /> Avenue only from the Bernal Avenue main entrance <br /> eastward. The motel shall be constructed in the <br /> location shown on the development plan. <br /> <br /> .3. That there shall be no warehousing land uses on 'the <br /> lots adjacent to or closest to Valley Avenue. <br /> <br /> 4. Tha~ if the San Francisco Water Department land does <br /> not become part of the project by the time of tentative <br /> map submittal, the outer loop road in the northeast <br /> quadrant of the property shall be moved adjacent to the <br /> eastern property line of the subject property so that <br /> structures on the San Francisco Water Department land <br /> between Valley Avenue and the Fromm property will not <br /> have to front and access on to Valley Avenue. <br /> <br />5. That since 1-680 is a scenic highway, the lots adjacent <br /> to this highway shall wherever possible be a minimum of <br /> 3 acres in size to accommodate corporate headquarters and <br /> R and D facilities which will better blend in with the <br /> scenic nature of the highway. <br /> <br />6. That at each tentative map stage, the developer shall <br /> demonstrate how he will phase the development of the <br /> property to maintain the maximum agricultural use. of <br /> the site (per a requirement of the general plan amend- <br /> ment on the subject property). <br /> <br />7. That there shall be as little disturbance as possible <br /> to the creekbed of the Arroyo del Valle during develop- <br /> ment of the subject property. Modification of the bottom. <br /> of the creek shall be limited to that required by Zone 7. <br /> A plan for the modification of the vegetation in this area <br /> shall be submitted to the Planning Division for approval <br /> prior to final map approval for the phase which includes <br /> the creek work. - <br /> <br /> -1- <br /> <br /> <br />
