17. That the developer shall agree to pay his fair share of an economic analysis that is being done for other business parks being proposed in Pleasanton. Total cost of said analysis to range in price between $5,000 and $20,000. 18. That there shall be a bicycle/ped path constructed within -the landscape area along the Valley Avenue and Bernal Avenue frontages of the subject property. 19. That if the San Francisco Water Department property does not become part of the project and the interior loop road is eliminated, that portion of the exterior loop road which runs through that property shall be redesigned to either cul-de-sac or hammerhead on ~ither side of the San Francisco property, said redesign to be shown on the tentative map. 20. That. all areas of native vegetation disturbed as a result of development on the subject property shall be replanted with native drought resistant vegetation, including larger slower growing trees seldom planted by developers(sycamore, valley oak, blue oak and coast live oak). 21. That in order to reduce erosion and grading, land preparation should be restricted to the period of April to November and all errodable slopes shall be hydromulched or otherwise stabilized by NOvember 15th (this will reduce deposition of sediments and chances of degrading water quality in surrounding creeks). 22. That temporary sediment retention basins shall be provided in the design of the development to the satisfaction of the City Engineer. Maintenance of these retention basins should be ensured throughout the full construction of the project. Oil and grease traps shall be utilized on site to catch grease and oil. 23. That since the development plan does not show the specific design of buildings to be constructed on the property, all buildings and individual site, landscaping and parking shall require approval by the Design Review Board prior to issuance of building permits. -3-
