60. The applicants' engineer/surveyor shall prepare all plots and descriptions' for the City to abandon <br /> portions of the City street right of way and Public Service Easements. Said plots and descriptions' <br /> shall be submitted to the City before a grading permit is issued for the site. <br /> 61. The sidewalks at the entrance street of Owens Drive and Willow Road shall be redesigned such <br /> that the ramp for the handicapped intersects the midpoint of the curb return, unless otherwise <br /> approved by the City Engineer. <br /> 62. The trail along the project's easterly boundary shall be granted in fee to the City of Pleasanton by <br /> separate instrument before the first building permit is issued for the site, unless otherwise <br /> approved by the City Engineer. <br /> 63. The design of the on-site sanitary sewer system shall be modified such that that size and slope of <br /> the private sanitary sewer main maintain a minimum velocity of 2 feet per second unless otherwise <br /> approved by the City Engineer. The sanitary sewer mains connecting to the City main sewer shall <br /> have a sampling manhole unless otherwise approved by the City Engineer. <br /> 64. The sanitary sewer mains connecting to the City main sewer shall have a sampling manhole <br /> unless otherwise approved by the City Engineer. <br /> 65. The proposed median between the angled parking and Owens Drive shall be planted with a variety <br /> tree that reduces the likelihood of the tree root intruding into the existing 12 inch sanitary sewer in <br /> Owens Drive. The type of tree shall be submitted to the City's Landscape Architect for review and <br /> approval. <br /> 66. The applicant shall enter into a private maintenance agreement with the adjacent property owner <br /> that conveys stormwater through this site or the storm drain system for the adjacent property shall <br /> be keep separate from this development. If an agreement is necessary it shall be reviewed and <br /> approved by the City Attorney's office before an on-site permit is issued for the site. Said <br /> agreement shall be recorded before the project is finaled. <br /> 67. A detailed grading and drainage plan, prepared by a licensed Civil Engineer, including all <br /> supporting information and design criteria, storm drain treatment calculations, and <br /> hydromodification worksheets, etc., shall be submitted with the Phase I improvements. The <br /> calculations shall demonstrate to the satisfaction of the City Engineer that there is sufficient <br /> capacity within the proposed detention system to allow for both hydromodification and storm water <br /> treatment for this development. With the first plan check, the applicant's engineer shall submit the <br /> hydromodification calculations and storm drain drawings to the City. <br /> 68. The applicant shall provide calculations demonstrating that the stormwater treatment facilities are <br /> in conformance with the California Regional Water Quality Control Board, San Francisco Region, <br /> Municipal Regional Stormwater NPDES Permit, Order R2-2009-0074, NPDES Permit No. <br /> CAS612008, October 14, 2009. Said treatment facilities shall include the provisions for trash <br /> removal device(s) within the storm drain system. <br /> 69. The fire protection water main shall be private beyond the backflow prevention devise. There shall <br /> be a fire (water) sprinkler line connection to Owens Drive and Willow Road to create a loop fire <br /> protection system. The private onsite fire water system will be approved by the Fire Marshall after <br /> reviewing the layout and calculations that are to be submitted with the improvement plans. <br /> 70. The existing storm drain, water or sanitary sewer laterals stubbed to the property on Owens Drive <br /> and Willow Road shall be abandoned per City standard requirements unless otherwise approved <br /> by the City Engineer. <br /> 71. The applicant shall be responsible for paying applicable Zone 7 drainage fees. <br /> 72. Portions of the existing street right of way and public service easements (PSE) along Owens Drive <br /> and Willow Road shall be abandoned and new PSEs shall be granted to the City.
