48. The applicant/project developer shall work with staff on locations for providing <br /> light-colored paving material for internal streets and parking areas. The color and <br /> location of the paving shall be shown on the plans submitted to the Building and <br /> Safety Division and shall be subject to the review and approval of the Director of <br /> Community Development prior to building permit issuance. <br /> 49. The applicant and/or project developer shall incorporate solar tubes, skylights, <br /> and/or other daylighting systems, subject to the satisfaction of the Director of <br /> Community Development, within the design of the leasing building and <br /> club/fitness building. The method used and plan details shall be incorporated into <br /> the plans submitted to the Building and Safety Division for plan check and shall be <br /> subject to the review and approval of the Director of Community Development <br /> prior to building permit issuance. <br /> 50. The applicant and/or project developer shall develop a program for grey water <br /> systems for the subject site to the satisfaction of the Director of Community <br /> Development. The program shall be subject to the review and approval of the <br /> Director of Community Development prior to building permit issuance. <br /> 51. Rain gutters shall discharge into landscaping planter areas where feasible. These <br /> details shall be shown on the plans submitted to the Building and Safety Division <br /> for plan check and are subject to the review and approval of the Director of <br /> Community Development prior to building permit issuance. <br /> Engineering Division <br /> 52. The typical street sections shall be revised to indicate the street or streets <br /> represented by the street-section. The sections with the bioretention swales <br /> adjacent to the street shall be modified to show the swales and how storm water <br /> will enter the swale from the street. Additionally, the street section with the trail <br /> shall be modified to show the location of the trail relative to the street section. <br /> 53. The streets within the development shall be private and maintained by the owner. <br /> As such, the owner shall dedicate to the City an emergency vehicle access <br /> easement over these private streets. <br /> 54. The on-site utilities shall be private and maintained by the owner. As such the <br /> Public Service Easement (PSE), Waterline Easement (WE), Sanitary Sewer <br /> Easement (SE), and Storm Drain Easement (SD) shall be removed from future <br /> plan submittals to the City of Pleasanton. <br /> 55. Unless otherwise approved by the City Engineer, the proposed entrance off <br /> Hacienda Drive shall be increased to 26-feet. <br /> 56.
