64. The sanitary sewer mains connecting to the City main sewer shall have a <br /> sampling manhole unless otherwise approved by the City Engineer. <br /> 65. The proposed median between the angled parking and Owens Drive shall be <br /> planted with a variety tree that reduces the likelihood of the tree root intruding into <br /> the existing 12 inch sanitary sewer in Owens Drive. The type of tree shall be <br /> submitted to the City's Landscape Architect for review and approval. <br /> 66. The applicant shall enter into a private maintenance agreement with the adjacent <br /> property owner that conveys stormwater through this site or the storm drain <br /> system for the adjacent property shall be keep separate from this development. If <br /> an agreement is necessary it shall be reviewed and approved by the City <br /> Attorney's office before an on-site permit is issued for the site. Said agreement <br /> shall be recorded before the project is finaled. <br /> 67. A detailed grading and drainage plan, prepared by a licensed Civil Engineer, <br /> including all supporting information and design criteria, storm drain treatment <br /> calculations, and hydromodification worksheets, etc., shall be submitted with the <br /> Phase I improvements. The calculations shall demonstrate to the satisfaction of <br /> the City Engineer that there is sufficient capacity within the proposed detention <br /> system to allow for both hydromodification and storm water treatment for this <br /> development. With the first plan check, the applicant's engineer shall submit the <br /> hydromodification calculations and storm drain drawings to the City. <br /> 68. The applicant shall provide calculations demonstrating that the stormwater <br /> treatment facilities are in conformance with the California Regional Water Quality <br /> Control Board, San Francisco Region, Municipal Regional Stormwater NPDES <br /> Permit, Order R2-2009-0074, NPDES Permit No. CAS612008, October 14, 2009. <br /> Said treatment facilities shall include the provisions for trash removal device(s) <br /> within the storm drain system. <br /> 69. The fire protection water main shall be private beyond the backflow prevention <br /> devise. There shall be a fire (water) sprinkler line connection to Owens Drive and <br /> Willow Road to create a loop fire protection system. The private onsite fire water <br /> system will be approved by the Fire Marshall after reviewing the layout and <br /> calculations that are to be submitted with the improvement plans. <br /> 70. The existing storm drain, water or sanitary sewer laterals stubbed to the property <br /> on Owens Drive and Willow Road shall be abandoned per City standard <br /> requirements unless otherwise approved by the City Engineer. <br /> 71. The applicant shall be responsible for paying applicable Zone 7 drainage fees. <br /> 72. Portions of the existing street right of way and public service easements (PSE) <br /> along Owens Drive and Willow Road shall be abandoned and new PSEs shall be <br /> granted to the City. The new right of way shall be located along the back of the <br /> PUD-85-08-12D and P11-0856 Hacienda TOD Site 1, BRE <br /> Conditions of Approval 10 of 35 Mixed-Use Development <br />
