will enter the swale from the street. Additionally, the street section with the trail <br /> shall be modified to show the location of the trail relative to the street section. <br /> 55. The streets within the development, including the drive isles leading to the parking <br /> along Owens Drive and Willow Road, shall be private and maintained by the <br /> owner. As such, the owner shall dedicate to the City an emergency vehicle <br /> access easement over these private streets and drive isles. <br /> 56. The on-site utilities shall be private and maintained by the owner. As such the <br /> Public Service Easement (PSE), Waterline Easement (WE), Sanitary Sewer <br /> Easement (SE), and Storm Drain Easement (SD) shall be removed from future <br /> plan submittals to the City of Pleasanton. <br /> 57. The entrance into the proposed angled parking on Owens Drive shall be adjusted <br /> to allow drivers to maneuver into the drive isle more easily as determined by the <br /> City Traffic Engineer. Additionally, the exit onto Owens Drive shall be re- <br /> configured such that vehicles exiting onto Owens Drive are more perpendicular to <br /> the street to allow for better visibility. <br /> 58. Unless otherwise approved by the City Engineer, the proposed entrance off <br /> Owens Drive shall be increased to 26-feet. <br /> 59. Any proposed driveways, street lights, street signs or sidewalks along Owens <br /> Drive and Willow Road shall be privately maintained and meet Hacienda <br /> guidelines. <br /> 60. The applicants' engineer/surveyor shall prepare all plots and descriptions' for the <br /> City to abandon portions of the City street right of way and Public Service <br /> Easements. Said plots and descriptions' shall be submitted to the City before a <br /> grading permit is issued for the site. <br /> 61. The sidewalks at the entrance street of Owens Drive and Willow Road shall be <br /> redesigned such that the ramp for the handicapped intersects the midpoint of the <br /> curb return, unless otherwise approved by the City Engineer. <br /> 62. The trail along the project's easterly boundary shall be granted in fee to the City of <br /> Pleasanton by separate instrument before the first building permit is issued for the <br /> site, unless otherwise approved by the City Engineer. <br /> 63. The design of the on-site sanitary sewer system shall be modified such that that <br /> size and slope of the private sanitary sewer main maintain a minimum velocity of <br /> 2 feet per second unless otherwise approved by the City Engineer. The sanitary <br /> sewer mains connecting to the City main sewer shall have a sampling manhole <br /> unless otherwise approved by the City Engineer. <br /> PUD-85-08-12D and P11-0856 Hacienda TOD Site 1, BRE <br /> Conditions of Approval 9 of 35 Mixed-Use Development <br />
