The personal wireless service facility tower is located a minimum of 300 feet <br /> away from the property lines of all of the following: <br /> a. Existing or approved residences in residential or agricultural zoning districts or <br /> in planned unit developments with a residential or agricultural zoning <br /> designation; <br /> b. Undeveloped residential or agricultural zoning districts or undeveloped <br /> planned unit developments with a residential or agricultural zoning designation <br /> and without an approved development plan, unless designated as a public and <br /> institutional land use in the general plan; <br /> c. Existing or approved public schools, private schools, and childcare centers, not <br /> including schools which only provide tutorial services; <br /> d. Neighborhood parks, community parks, or regional parks, as designated in the <br /> general plan; <br /> e. Existing or approved senior care/assisted living facilities, including nursing <br /> homes. <br /> C. A personal wireless service facility tower shall not be located within 300 feet from <br /> the property lines of the uses listed in subsections (B)(3)(a) through (B)(3)(e) of this <br /> section. <br /> k. Amend Chapter 18.84 (Site, Yard, Bulk, Usable Open Space, and <br /> Landscaping Regulations) as follows: <br /> 18.84.100 Yards and courts related to height of a structure. <br /> In addition to the yards prescribed in Section 18.84.010 of this chapter, the following <br /> regulations shall apply: <br /> A. In an R-1 district, at the time of initial construction, main structures exceeding 1 <br /> feet two-stories or greater in height shall be separated by a distance of at least 20 feet; <br /> provided, however, portions of two structures, only one of which is in excess of 15 <br /> feet two-stories or greater in height, shall be separated by at least 17 feet. For <br /> structures with upper floors set in or out from lower floors, separation shall be <br /> measured separately from each story. Additions to the main structure may be <br /> constructed with the same setback separation as the existing first floor setback, <br /> provided that the addition does not encroach any farther into the setback separation <br /> than flees the existing main structure. All additions to the main structure which <br /> exceed 10 feet in height shall be subject to design review pursuant to Section <br /> 18.20.010 of this title. Accessory structures exceeding 15 feet two-stories or greater <br /> in height shall be separated by a distance of at least 20 feet from any structure greater <br /> than 15 fcct two-stories or greater in height; accessory structures exec 5--feet <br /> two-stories or greater in height shall be separated by a distance of at least 17 feet from <br /> any one-story structures less than 15 feet in height.
