EXHIBIT "B" RESOLUTION NO. 2802 Conditions of Approval, Tract ~1971 The subdivider shall dedicate a 10-foot storm drain easement along the rear line of lots 10, ll~ 12 & 13 of Tract 1971, and along the rear o£ lots 13, 14 & 15 of Tract 1197, City of Pleasanton, and shall construct a barbed wire fence along the northerly boundaries of said storm drain easement for lots 10, ll, 12 and 13 of Tract 1971. 2. The subdivider shall put up a cash deposit in an amount which will provide for extension of 300 feet of the existing 18-inch reinforcedconcrete pipe storm sewer which crosses Vineyard Avenue and extends northerly toward the Arroyo del V.~lle Creek. 3. The subdivider shall relocate to the satisfaction of the Pleasanton Towa- ship County Water District a water main presently crossing lots 2, 3, 4, 5, 6, 7, etc. The subdivider shall furnish work and labor, and the City shall pay the cost of pipe to be installed. Pipe shall be placed at least 2 feet deep in an easement for that purpose. The pipe shall be transite, to be 6 or 8", similar to the size of the existing pipe, except that 8" transite pipe shall be used for that portion lying within Vineyard or parallel to Vineyard Avenue. 4. Street sections shall be as indicated on Exhibit "A" Tentative Map Tract 19Il. All street frontages of lots shall be brought to sidewalk grade and all lots graded to planes necessary for proper drainage and elimination of pot holes. Grading as is required for construction of pavement, curb, gutter and sidewalk. The subdivider shall remove all trees on the southerly side of Vineyard Avenue and reconstruct road from new curb, gutter and sidewalk to existing edge of pavement. 5. Minimum lot area within Tract 197I to be 6,000 square feet. Use of land Single Family Residence. 6. All provisions ~fthe City of Pleasanton Subdivision Ordinance shall be complied with. 7. Easements designed in accorS~ce with standard engineering practice and approved by the City Engineer shall be required where storm waters discharge upon adjoining properties. 8. Standard vertical curb and gutter and separated and/or integral side- walks shall be constructed on all streets. 9. Prior to the final prepartion of the subgrade and placement of base material, all underground utility mains shall be installed and service connections stubbed out beyond curb line. Service from public utilities and from sanitary sewers shall be made available for eachlot in such manner as will obviate the necessity for ~isturbing the street pavement, curb and gutter and sidewalks when service connections are made. 10. Drainage shall be as shown on the map labeled Exhibit "A". Location, extent and design of storm drainage facilities in conformity therewith to be subject to the approval of the City Engineer. ll. Approval of this Tentative Map as to street improvements and street drainage by the Planning Commission extends to general plans only. Detail plans and specifications as to street improvements, grades and street drainage, including sizes and types of drainage structures, shall be subjectto the approval of the City Engineer. 12. The subdivider shall pay to the City of Pleasanton the sum of Fifty Dollars ($50.00) per lot as sewer connection fee, payable upon connection to the City Sanitation Plant.
