EXHIBIT "B" RESOLUTION NO. 2802 <br />Conditions of Approval, Tract ~1971 <br /> <br />The subdivider shall dedicate a 10-foot storm drain easement along the <br />rear line of lots 10, ll~ 12 & 13 of Tract 1971, and along the rear o£ <br />lots 13, 14 & 15 of Tract 1197, City of Pleasanton, and shall construct <br />a barbed wire fence along the northerly boundaries of said storm drain <br />easement for lots 10, ll, 12 and 13 of Tract 1971. <br /> <br />2. The subdivider shall put up a cash deposit in an amount which will provide <br /> for extension of 300 feet of the existing 18-inch reinforcedconcrete pipe <br /> storm sewer which crosses Vineyard Avenue and extends northerly toward <br /> the Arroyo del V.~lle Creek. <br />3. The subdivider shall relocate to the satisfaction of the Pleasanton Towa- <br /> ship County Water District a water main presently crossing lots 2, 3, 4, <br /> 5, 6, 7, etc. The subdivider shall furnish work and labor, and the City <br /> shall pay the cost of pipe to be installed. Pipe shall be placed at <br /> least 2 feet deep in an easement for that purpose. The pipe shall be <br /> transite, to be 6 or 8", similar to the size of the existing pipe, except <br /> that 8" transite pipe shall be used for that portion lying within Vineyard <br /> or parallel to Vineyard Avenue. <br />4. Street sections shall be as indicated on Exhibit "A" Tentative Map <br /> Tract 19Il. <br /> All street frontages of lots shall be brought to sidewalk grade and all <br /> lots graded to planes necessary for proper drainage and elimination of <br /> pot holes. Grading as is required for construction of pavement, curb, <br /> gutter and sidewalk. <br /> The subdivider shall remove all trees on the southerly side of Vineyard <br /> Avenue and reconstruct road from new curb, gutter and sidewalk to <br /> existing edge of pavement. <br />5. Minimum lot area within Tract 197I to be 6,000 square feet. Use of land <br /> Single Family Residence. <br /> 6. All provisions ~fthe City of Pleasanton Subdivision Ordinance shall be <br /> complied with. <br /> 7. Easements designed in accorS~ce with standard engineering practice and <br /> approved by the City Engineer shall be required where storm waters <br /> discharge upon adjoining properties. <br />8. Standard vertical curb and gutter and separated and/or integral side- <br /> walks shall be constructed on all streets. <br /> 9. Prior to the final prepartion of the subgrade and placement of base <br /> material, all underground utility mains shall be installed and service <br /> connections stubbed out beyond curb line. Service from public utilities <br /> and from sanitary sewers shall be made available for eachlot in such <br /> manner as will obviate the necessity for ~isturbing the street pavement, <br /> curb and gutter and sidewalks when service connections are made. <br />10. Drainage shall be as shown on the map labeled Exhibit "A". Location, <br /> extent and design of storm drainage facilities in conformity therewith <br /> to be subject to the approval of the City Engineer. <br />ll. Approval of this Tentative Map as to street improvements and street <br /> drainage by the Planning Commission extends to general plans only. <br /> Detail plans and specifications as to street improvements, grades and <br /> street drainage, including sizes and types of drainage structures, shall <br /> be subjectto the approval of the City Engineer. <br />12. The subdivider shall pay to the City of Pleasanton the sum of Fifty <br /> Dollars ($50.00) per lot as sewer connection fee, payable upon connection <br /> to the City Sanitation Plant. <br /> <br /> <br />
