21. The project developer shall give notice to any prospective buyers of Lot 2 that Trenery <br /> Drive is a private street and is maintained by the individual property owners. The <br /> wording for this disclosure shall be written in simple/plain language, shall be submitted to <br /> the City Attorney for review and approval before City Council approval of the first final <br /> subdivision map for this development, and shall be recorded over Lot 2 by separate <br /> instrument. <br /> 22. The project developer shall provide automatic opening sectional roll-up garage doors on <br /> the garages of the houses covered by this approval. Unless otherwise approved by the <br /> Director of Community Development, the door design and material shall conform to the <br /> PUD development plan. <br /> 23. The project developer shall retain Tree #275, the 32-inch diameter English Walnut tree <br /> located on Lot 25, Tree #335, a 10-inch diameter coast live oak on the adjoining Larsen <br /> property, Tree #336, a 24-inch diameter Aleppo pine on the Larsen property, and Tree <br /> #337, a 25-inch diameter Aleppo pine on the Larsen property. Prior to issuance of a <br /> grading or building permit, the project developer shall install a temporary six foot tall <br /> chain-link fence (or other fence type acceptable to the Director of Community <br /> Development) generally along the existing tree drip lines, as shown on the plans. The <br /> fencing shall remain in place until the final landscape inspection by the Community <br /> Development Department. Removal of such fencing prior to that time may result in a <br /> "stop work order." Said revisions shall be subject to the review and approval by the <br /> Director of Community Development prior to issuance of a building permit. <br /> 24. The project developer shall contribute $1,900 to the City's Urban Forestry fund for the <br /> removal of Tree #201, a 35-inch diameter Monterey pine and Tree #312, an 18-inch <br /> diameter Mexican fan palm before issuance of a grading permit. No contribution is <br /> required for the removal of the walnut trees. <br /> 25. A final landscape plan and irrigation plan shall be submitted to and approved by Director <br /> of Community Development as part of the improvement plans prior to issuance of an on- <br /> site permit. Said landscape plan shall be consistent with the approved landscape plan <br /> plus any conditions of approval, and shall be detailed in terms of species, location, size, <br /> quantities, and spacing. Plant species shall be of a drought tolerant nature with an <br /> irrigation system that maximizes water conservation throughout the development <br /> (e.g., drip system). <br /> 26. The project developer shall comply with the State of California's Model Water Efficient <br /> Landscape Ordinance. A licensed landscape architect shall verify the project's <br /> compliance with the ordinance: 1) prior to the issuance of a building permit; and 2) prior <br /> to final inspection. The verification shall be provided to the Planning Division. <br /> 27. Unless otherwise shown on the approved landscape plan, all trees used in landscaping <br /> be a minimum of fifteen (15) gallons in size and all shrubs a minimum of five (5) gallons. <br /> 28. Before each house final, all front yard landscaping shall be installed, reviewed, and <br /> approved by the Planning Division. <br /> 29. All exterior lighting including landscape lighting shall be directed downward and <br /> designed or shielded so as to not shine onto neighboring properties.
