FEHRtPEERS <br /> MEMORANDUM <br /> Date: November 17, 2011 <br /> To: Lesley Lowe, ESA <br /> From: Kathrin Tellez <br /> Subject Response to Comment-Pleasanton Housing Element <br /> WC11-2835 <br /> Fehr & Peers has reviewed the comment letter dated November 11, 2011 from E&S Ring <br /> Management Corporation in reference to land use assumptions for the Auf de Maur/Rickenbach <br /> parcel (Site 8) site in the City of Pleasanton Housing Element (HE) and accompanying Draft <br /> Supplemental Environmental Impact Report (DSEIR). The comment requests clarification on the <br /> land use assumptions for the site in the DSEIR, comparison of the trip generating potential for <br /> various land use alternatives, and review of the potential impact of their Proposed Project as <br /> compared to the land uses evaluated in the DSEIR. <br /> LAND USE ASSUMPTIONS <br /> The land use assumptions for the site under the various DSEIR analysis scenarios are <br /> summarized in Table 1, which reflects the best information available at the time the analysis was <br /> prepared. Development of up to 210,000 square feet of commercial development was assumed <br /> for the site with buildout of the General Plan. The HE Project proposes to decrease the level of <br /> commercial development and include multi-family residential. Two Alternative land use scenarios <br /> were also evaluated, which include varying levels of retail and multi-family development.
