EXHIBIT A <br /> DRAFT CONDITIONS OF APPROVAL <br /> P11-0709 (Design Review) / P11-0717 (Variance) <br /> 205 Neal Street— New Two-Story Home <br /> January 17, 2012 <br /> Special Conditions — Planning Division <br /> 1. The proposed single-family residence and related site improvements shall conform <br /> substantially to the site plan, floor plans, architectural elevations, landscape plans, and <br /> color and material board dated "Received January 10, 2012," Exhibit B, on file with the <br /> Planning Division, except as modified by these conditions. Minor changes to the plans <br /> may be allowed subject to the approval of the Director of Community Development if <br /> found to be in substantial conformance with the approved exhibits. <br /> 2. The plans submitted to the Building and Safety Division for plan check and permit <br /> issuance shall be revised to reflect the correct square footages and FAR calculation for <br /> 205 and 215 Neal Street. The square footages and FAR calculation shall be reviewed <br /> and approved by the Director of Community Development prior to building permit <br /> issuance. <br /> 3. The curb cut modification and driveway shall be shown on the plans submitted to the <br /> Building and Safety Division for plan check and shall be subject to the approval of the <br /> Director of Community Development and City Engineer. <br /> 4. The deck, outdoor fireplace, and seating area are not covered by this approval. Details <br /> (i.e., elevation drawings) of the deck, steps, railings, seating area, and fireplace shall be <br /> submitted to the Planning Division for review and approval by the Directory of <br /> Community Development prior to submitting to the Building and Safety Division for plan <br /> check. <br /> 5. The 15-foot front yard setback for the balcony shall be shown on the plans submitted to <br /> the Building and Safety Division for plan check. <br /> 6. The applicant shall install wood framed/sashed windows without exterior cladding. If <br /> other window material or cladding is proposed, the applicant shall submit a sample to the <br /> Director of Community Development for review and approval. Alternative window and <br /> cladding material shall have a similar sash and thickness of wood. The approved <br /> material shall be noted on the plans submitted to the Building and Safety Division for <br /> plan check. <br /> 7. All exterior lighting for the subject property shall be of low intensity, directed downward <br /> and shielded in order to minimize its visibility from off-site. Outdoor lighting shall also not <br /> glare onto adjacent properties or streets. The exterior fixtures shall be compatible with <br /> the architectural style of the home.
