58. That all bus stops and shelters shall be located as <br /> required by the City Engineer. Design of all bus stop <br /> shelters shall be approved by the Planning Division. <br /> <br /> 59.~ That all commercial and office structures on the subject <br /> property shall be designed so that interior noise levels <br /> shall not be higher than 55 dBA Leq during business hours <br /> and that the hotel shall be designed so that the interior <br /> noise level will not be higher than 45 dBA-Ldn. <br /> <br /> 60. That because the subject property will be subdivided and <br /> at least parts of it sold at a later date, the ordinance <br /> approving case PUD-81-30 or an abstract thereof, shall be <br /> recorded in the office of the Alameda County Recorder so <br /> that it shall be clear that all conditions of approval <br /> of this case run with the land. <br /> <br />61. That because research and development and light manu- <br /> facturing uses would increase the potential hazard of <br /> spillage, combustion or exploding of hazardous or toxic <br /> materials, the developer shall work with the Fire Marshal, <br /> City Engineer, qualified citizen(s) and any affected outside <br /> agencies to establish procedures for the safe storage and <br /> handling of such materials. <br /> <br />62.. That any existing assessment districts which the property <br /> may be subject to shall be cleared prior to the approval <br /> of the final map or the-developer shall cause a segregation <br /> to be completed in conjunction with the final map. <br /> <br />63. That in order to reduce erosion, grading should be restricted <br /> to non-rainy periods (generally April-November) and all <br /> erodable slopes shall be hydromulched or otherwise stablized <br /> by November 15th (this will reduce deposition of sediments <br /> and chances of degrading water quality in surrounding creeks). <br /> <br />64. That temporary sediment retention basins shall be provided <br /> in the design of the development to the satisfaction of <br /> the City Engineer. Maintenance of these retention basins <br /> shall be ensured throughout the full construction of the <br /> project. Oil and grease traps shall be utilized on site <br /> to catch grease and oil. <br /> <br />65. That the developer shall submit an erosion and sedimention <br /> control plan as part of the approved plans prior to approval <br /> of the final map for the subdivision of the first unit of the <br /> subject property and that said map shall make provisions <br /> for the control of erosion throughout all phases of <br /> development of the property. <br /> <br /> 13 <br /> <br /> <br />
