CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALA}~DA COUNTY, CALIFO~qIA <br /> <br /> ORDINANCE NO. 1040 <br /> <br /> APPROVING THE APPLICATION OF PRUDENTIAL INSUP~NCE <br /> COMPANY OF A}~RICA AMD CALLAHAN-PENTZ PROPERTIES <br /> TO REZONE TO TIlE PUD DISTRICT AND APPROVE A DEVELOPMENT <br /> PLAN FOR PUD-81-30, A 573 ACRE BUSINESS PARK EAST <br /> OF HOPYARD ROAD AND NORTH OF THE ARROYO I.~CHO <br /> <br />WtlEP~AS, Prudential Insurance Company of America and Callahan- <br /> Pentz Properties have applied for Planned Unit <br /> Development (pUD-Industrial/Commercial and Offices) <br /> zoning and development plan approval of a 573 acre <br /> "business park" to include approximately 23 net <br /> acres of "garden" offices, 62 net acres of general <br /> offices, 50 net acres of "mid-rise" offices, 47 <br /> net acres of industrial warehousing, 273 net <br /> acres of research and development/light manufacturing, <br /> and 38 acres of retail/commercial/financial development <br /> with the remaining approximately 80 acres to be <br /> used for street and flood channel right-of-way <br /> purposes, to be located on the east side of ttopyard <br /> Road between the Arroyo Kocho and a point approximately <br /> 1400 feet south of 1-580 and extending east to the <br /> tracks of the Southern Pacific Transportation <br /> Company; and <br /> <br /> WHEREAS, in reviewing this application in accordance with <br /> the provisions of CEQA, an EIR has been prepared, <br /> public hearings have been held before the Planning <br /> Commission and City Council relative to the Environ- <br /> mental Impact Report's adequacy and content, and <br /> this Council has certified that it has reviewed <br /> and considered the information contained in the <br /> EIR and has found the EIR complete and adequate <br /> (Resolution No. 82-197); and <br /> ~IEREAS, the EIR indicates significant environmental effects <br /> would result from the project, as summarized in <br /> the attached Exhibit "A", Environmental Impact <br /> Findings, and as more completely discussed in the <br /> EIR itself; and <br /> <br /> WttEREAS, CEQA and State and local EIR guidelines adopted <br /> pursuant thereto require this City Council to make <br /> specific findings where an EIR identifies one or <br /> more significant effects which may result from <br /> approval of the project; and <br /> <br /> <br />
