It is my understanding that there seems to he some confusion and additional clarification <br /> needed by the parties on four issues related to this matter. In the hopes of providing some clarity I have <br /> broken this response into four sections. the first addressing the Cameron Avenue geometries contained in <br /> the September 16. 1987 deed from 7,otti to the City of Pleasanton, the second addressing the question of <br /> "flawed surveying", the third addressing the old "Canyon Avenue" private easement and the fourth being <br /> the issue of the proposed Ponderosa street dedication. <br /> I Roadway Geometries: <br /> The map of Tract 5445 which was filed on September II. 1986 in Book 163 of Maps at page 45- <br /> provides for an alignment of Cameron Avenue through lot 13 that curves to the southwest, near the <br /> westerly end of this lot, to meet what is shown as the future geometry of Courtney Avenue that is <br /> illustrated on this map as being fairly tight to the westerly line of Lot 13. On October 29. 1987 the <br /> map of Tract 5746 was tiled in Book 173 of Maps at page 20. On this second mop (Tract 5746) the <br /> actual geometry of the intersection of Courtney and Cameron Avenues is shifted slightly to the west <br /> of where it was illustrated on Tract 5445. <br /> The alignment for the both this intersection and the portion of Courtney Avenue through Lot 13 that <br /> is shown in the "Street Improvement Plans for Tract 5445" prepared by Bissell & Kan Civil <br /> Engineers follows a geometry that is consistent with the revisions to this area shown on the Map of <br /> Tract 5746. The as-built location of the roadway and intersection improvements is as shown on said <br /> plans. <br /> An examination of the geometry of the roadway alignment that is contained in the legal description <br /> that is attached to the deed dated September 16. 1987 from Kenneth Zotti and Tami Zotti to the City <br /> of Pleasanton reveals That this geometry follows the same alignment as shown In the Street <br /> Improvement plans and as constructed on the ground. <br /> 2) Surveying Methodology: <br /> There appears to be some contusion regarding how the information contained in the Novenher 3. <br /> 201 I summary letter that we provided to you was developed. One of the main questions addressed in <br /> Ihis report was to provide confirmation as to the present location of Cameron Avenue as it not only <br /> physically exists on the ground today, but as it has been documented in the public record. This was <br /> clearly defined in this letter in the sentence that stales: "the scope of work that we were tasked to <br /> complete on this .survey was to address a question that apparently been paced to the City regarding <br /> an alleged major discrepancy in the physical location of the .street improvements and survey <br /> montunemotion on the portion of C'unteron A renew that is located behreen Martin Avenue and <br /> Courtney Avenue. This mould include completing.suffic tea field and those san'eving Rork w provide <br /> a eompurison of the physical locutions of Ihe.ce monuments and improvements with the record <br /> locations as shown on the recorded Tract Maps and other pertinent documentation that created the <br /> individual residential pasts and roadways in this neighborhood.
