<br />Pleasanton TOD Standards and Design Guidelines_________________ <br /> <br />PART 1 <br />Introduction <br /> <br />A. PURPOSE <br />These Transit Oriented Development (TOD) Mixed Use Development S <br />Guidelines are to be used to evaluate mixed use and residential nt in <br />Hacienda in concert with the Hacienda Planned Unit Development ( <br />Design Guidelines, and Covenants, Conditions and Restrictions. <br />promote a building character, street scale and street-level uses that will allow the <br />in <br />promote easy access to the BART station. The development of the <br />sites, in the midst of the Hacienda Business Park, will contribu <br />integrated community containing housing, shops, work places, schools, parks and <br />facilities essential to the daily life of residents and employee <br /> <br />The Standards and Guidelines provide direction to developers and <br />the key components of use, density, building mass and height, setbacks, architectural <br />features, parking, access, and street character. The Standards <br />illustrate desired development on three specific vacant sites ne <br />Hacienda (Sites 7G, 7E and the northern 12 acres of Site 6 as referenced in the <br />Hacienda PUD and referred to as Sites 1, 2 and 3 respectively in <br />potential for additional residential development in Hacienda out <br />will be determined through the Housing Element Update process. <br /> <br />Where there are conflicts between these Standard and Regulations <br />in the previously adopted Hacienda regulations, these Standard and Regulations and <br />the core development standards adopted by Ordinance 2016 shall be applied to mixed <br />use and residential development applications for sites 1, 2, and 3. <br /> <br />The Core PUD Regulations found in Part 2 of this document apply <br />3.
