Use eave and parapet details to provide a strong skyline or silhouette and at <br />visual interest to the roof line. <br />D3.b. Emphasize vertical proportions of individual units rather than h <br />building massing. <br />D3.c. Rooflines should correspond to variations in building massing an <br />with bays, gables, dormers and strong eave elements. <br />D3.d. Roof elements should be varied to minimize the appearance of mas <br />D3.e. Gable roofs or bays with parapets are encouraged to emphasize ve <br />proportion and break up the massing of large hipped roofs. <br /> <br />D4. Retail and Live/Work Storefronts <br /> <br /> <br /> <br />Development Standards: <br />D4.1. Retail and service uses shall have a minimum interior 15 feet clear floor to <br />ceiling height. <br />D4.2. Live/work uses shall have a minimum 12 feet clear floor to ceiling height for <br />two story units and 15 feet clear floor to ceiling for one story units to allow for <br />mezzanine. <br />D4.3. Storefronts shall have a minimum depth of 40 feet, and 60 feet at corners. <br /> <br />Design Guidelines <br />D4.a. Large display windows (large panes or divided lites) are strongly encouraged. <br />D4.b. Clear glass should be used. Colored or reflective glass is not <br />D4.c. A well designed and/or decorative material base is desired at di <br />windows. <br />D4.d. Entries and window displays should have consistent materials andetailing. <br />D4.e.
