56. That the developer pay the a~licable Zone 7 and City <br /> connection fees and" the meter cost prior to Council <br /> approval of the development for any water meters <br /> (irrigation meters) not directly related to a building <br /> p ermi t. <br /> <br />57. That if a santiary sewer lift station is installed for <br /> use by the development and if it is acce~ted by the <br /> City for maintenance and o~eration, an agreement shall <br /> be completed between the City and the developer prior <br /> to the approval of the final map to the effect that the <br /> developer will provide a maintenance and operation fund <br /> for a minimum ten year period. <br /> <br />58. That the developer submit detailed landscape and <br /> irrigation plans as part of the improvement plans. <br /> These plans should include a street tree planting <br /> plan; landscape plans for medians, buffer strips, <br /> and any right-of-way landscape areas; and an irrigation <br /> plan which provides for automatic controls. <br /> <br />59. That the developer (subdivider) may file multiple final <br /> maps prior to the expiration of the conditionally approved <br /> tentative ma~ for this development; ~rovided, however, <br /> that each such final map filed shall ~rovide for all normal <br /> and reasonable public improvements required by the City to <br /> serve that portion of this development to the satisfaction <br /> of the City Engineer. <br /> <br />60. The developer shall work with City Staff and cooperate <br /> in establishing a final right-of-way alignment for <br /> "Trenery Drive" north of the subject property. <br /> <br />61. That, through a~propriate phasing of the project, the <br /> final "Trenery" ali~nment and right-of-way will be fixed <br /> prior to recordation of a final ma~ on the phase impacted <br /> by the connection to "Trenery Drive." <br /> <br />62. That, if required by the City, the developer design and <br /> install street improvements to the satisfaction of the <br /> City Engineer to extend the primary north-south street <br /> within the development from its then existing terminus <br /> to a connection with "Trenery Drive" (the 84 ft. wide <br /> street intersecting Santa Rita Road). This extension <br /> would be required concurrent with the filing of a final <br /> map for any lots in the final one-third of the total <br /> development. The required improvements shall provide <br /> for at least one vehicular traveled way in each direction <br /> and for bicycle and pedestrian traffic. If off-site work <br /> is completed as a result of this condition, a reimbursement <br /> agreement (Mutual Benefit District) will be established <br /> to reimburse the developer from the proceeds of street <br /> improvement obligations of intervening property owners. <br /> <br /> <br />
