63. That the developer design and install street frontage <br /> improvements, to the satisfaction of the City Engineer, <br /> across the entire Mohr Avenue fronta%e of this development <br /> and across the frontage of the adjacent Sheffield parcel. <br /> These improvements shall provide for one vehicular traveled <br /> way in each direction, either a combined bicycle/pedestrian <br /> way separated from the vehicle lanes or one on-street <br /> bicycle path in each direction and a separate ~edestrian <br /> sidewalk, curb and gutter along the north side'of the street, <br /> a screen wall along the north right-of-way line, underground <br /> utilities as required, traffic control devices as required, <br /> and a minimum maintenance landscaping. <br /> <br />64. That the developer design and install interim street improve- <br /> ments on Mohr Avenue from the western property boundary of <br /> the Kamp parcel to the existing improvements on Mohr Avenue. <br /> These improvements shall be installed at the ti~e of con- <br /> struction of the first unit of this development; shall <br /> provide for safe access for vehicles, bicycles, and <br /> pedestrians from this develonment; shall be completed to <br /> the satisfaction of the City engineer; and shall provide for <br /> one vehicular traveled way in each direction and either a <br /> combined or separate bike/ped ways. <br /> <br />65. That the developer relocate, raise to grade and provide <br /> access to the existing utilities within the Oakland <br /> Avenue abandonment area. <br /> <br />66. That the 60 ft. access drive off Mohr Avenue be widened <br /> and designed to accommodate the proposed landscaped <br /> traffic island. <br /> <br />67. That the width of the monolithic curb and sidewalk be <br /> five feet (5') from face of curb to property line/back of <br /> sidewalk. <br /> <br />68. That a construction phasing plan be submitted as part <br /> of the tentative map submittal. <br /> <br />69. That in place of the proposed 0.9 acre "Entry Park" up <br /> to eight (8) lots may be created on the site unless some <br /> means acceptable to the City is found for the maintenance <br /> of that park. <br /> <br />70. An interim off-site sanitary sewer system will exist at <br /> the time of development of this project. (See Exhibit C) <br /> This system should be extended from the manhole in Santa <br /> Rita Road to the u~stream siphon manhole at the Arroyo <br /> Mocho. The developer shall enter into an agreement with <br /> the City to participate in this future off-site sanitary <br /> sewer extension which will serve a ~ortion of the site <br /> or to participate in an overall sewer extension which <br /> will serve all of this development and the surrounding <br /> properties.
