10. That the developer be aware that growth management <br /> approval must be granted prior to subdivision of the <br /> subject property. <br /> <br />11. That a homeowners' association shall be established <br /> for maintenance of all commonly owned areas, and that <br /> the CC&Rs of the development shall be submitted to the <br /> City for approval prior to submittal of a final map; <br /> that the City shall be named as third party beneficiary <br /> of the CC&Rs and granted the power to enforce their pro- <br /> visions if the homeowners' association fails to do so. <br /> <br />12. That no on-site or off-site grading shall take place <br /> on the subject property without prior City approval. <br /> <br />13. That the applicant be cognizantof the fact that City <br /> approval is required prior to removal of any heritage <br /> size trees on the subject property. <br /> <br />14. That no improvement activities including, but not limited <br /> to, gradinq, construction, tree removal, or site"prepara- <br /> tiOn shall be initiated until all proper City permits <br /> have been obtained. <br /> <br />15. That the development shall meet all requirements of the <br /> City Fire Department, including fire hydrant location <br /> and water flow to the subject property. <br /> <br />16. That a final landscape plan for the development shall <br /> be submitted to the Planning Division for approval prior <br /> to issuance of building permits. <br /> <br />17. That the street number of the building be posted so <br /> as to be easily seen from the street at all times, day <br /> and night. <br /> <br />18. That all ducts, meters, air conditioning equipment, and <br /> any other mechanical equipment, whether on the structure, <br /> on the ground, or elsewhere, be effectively screened <br /> from view with materials architecturally compatible <br /> with the main structure. <br /> <br />19. That all mechanical equipment be constructed in such a <br /> manner that noise emanating from it will not be per- <br /> ceptible at or beyond the property plane of the subject <br /> property in a normal environment for that zoning district. <br /> <br />20. That all lighting be constructed in such a' manner that <br /> glare is directed away from surrounding properties and <br /> rights-of-way. <br /> <br /> <br />
