Case PUD-83-8 <br /> <br /> 1. That the development be substantially as shown on the <br /> development plan, Exhibit A, on file with the Planning <br /> Division except that all lots along the eastern boundary <br /> and the northern boundary of the subject site as far west <br /> as the collector street shall be a minimum of,!2,000'sq. ft. <br /> in size. <br /> <br /> 2. That approval of case PUD-83-8 supercedes conditions a <br /> through f of Ordinance No. 1064. <br /> <br /> 3. That the first phase of development of the proposed <br /> project shall be at the southwestern sector of the <br /> property and Rheem Drive and that portion of the <br /> collector street between Mohr Avenue and Rheem Drive <br /> shall be constructed as part of the first phase. <br /> <br />4. That the developer be aware that as a result of setting <br /> the precise plan for the realigned Trenery Drive and <br /> establishing the location of the 5 acre park, modifications <br /> may be necessary to the northern portion of the project. <br /> A minor modification to case PUD-83-8"coutd be handled <br /> administratively but a major modification would require <br /> Planning Commission and City Council approval. <br /> <br />5. That the driveways for the units at the ends of the <br /> three long cul-de-sacs in the duet area shall connect <br /> to the bordering streets rather than the cul-de-sacs <br /> themselves. <br /> <br />6. That the colors of the structures shall be as shown on <br /> the color board, Exhibit B, on file with the Planning <br /> Division. <br /> <br />7. That the minimum front setback for any dwelling unit <br /> shall be 20 ft. and where the setback of any garage is <br /> less than 23 ft., roll up type garage doors shall be used. <br /> <br />8. That the minimu~ rear yard of any duet unit shall be <br /> 12 ft. and the minimum rear yard of any zero lot line <br /> unit shall be 11 ft. <br /> <br />9. That the minimum yards of the units in area C shall be <br /> those of the R-1-6500 District; that the minimum yards <br /> of the units in area B shall be those of the R-1-8500 <br /> District; and that the minimum yards of the units in <br /> area A shall be those of the R-1-10,000 District. <br /> <br /> <br />
