ANALYSIS <br /> Land Use <br /> Conformance with the General Plan and Downtown Specific Plan <br /> The site's General Plan and Downtown Specific Plan Land Use Designation of"High Density <br /> Residential" requires projects to have densities greater than eight dwelling units per acre (DUA). <br /> Any housing type (detached and attached single-family homes, duplexes, townhouses, <br /> condominiums, and apartments) is allowed as long as it meets the density requirement. The <br /> proposed detached single-family residential housing development with a density of 12.0 units <br /> per acre is consistent with the General Plan and Downtown Specific Plan land use designation <br /> for the site. The proposed project would also further the following General Plan and Downtown <br /> Specific Plan Programs, Policies, and Objectives: <br /> General Plan <br /> Land Use Element <br /> Program 4.1: Ensure consistency between the General Plan Land Use Map and the <br /> zoning designation for all properties within the City's sphere of influence. <br /> Policy 7: Continue to implement adopted specific plans along with relevant rezoning. <br /> Policy 9: Develop new housing in infill and peripheral areas which are adjacent to <br /> existing residential deve opment, near transportation hubs or local-serving commercial <br /> areas. <br /> Program 10.1: Use plan:led unit development (PUD) zoning for residential properties <br /> that have unique characteristics or to accommodate development that does not fit under <br /> standard zoning classifications. <br /> Housing Element <br /> Goal 1: Attain a variety of housing sizes, types, densities, designs, and prices which meet <br /> the existing and projected needs of all economic segments of the community. <br /> Goal 14: Provide adequate locations for housing of all types and in sufficient quantities <br /> to meet Pleasanton's housing needs. <br /> Policy 2: At a minimum, maintain the amount of high-density residential acreage <br /> currently designated on the General Plan Map. <br /> PUD-82 Page -9 - September 15, 2010 <br />
