Proposed Development Plan <br /> The applicant proposes to construct 14 detached single-family homes. The project features are <br /> summarized below: <br /> . A private road off Stanley Boulevard would provide access to the development. The street <br /> section would measure 20-leet wide (curb-to-curb) with no parking allowed. A fire truck <br /> turn around would be provided as required by the Fire Department. No internal sidewalks <br /> would be provided; a new sidewalk will be installed along the project frontage as part of the <br /> City's Stanley Boulevard reconstruction project (please see the "Traffic and Circulation" <br /> section of this report for additional information regarding the reconstruction project). <br /> . Net lot areas would range from a minimum of 2,603 square feet to a maximum of 3.965 <br /> square feet in area (net area excludes the access easement area generally containing the <br /> private street and guest parking areas). Gross lot areas including the access easement would <br /> range from a minimum of 2,842 square feet to a maximum of 5,028 square feet in area. <br /> . Three house models would range in size from approximately 1,599 square feet to 1,920 <br /> square feet. All of the models are two-stories tall. The homes would measure between 26 <br /> ft. 1 in. to 27 ft. 9 in. in height, depending on the model and elevation type (note: height <br /> measured from the grade adjacent to the house to the tallest roof ridge). There would be two <br /> different architectural styles for each house model type: Spanish and Andalusian. The site <br /> plan shows the proposed house model for each lot. The applicant is requesting flexibility <br /> with respect to the elevation type used on each lot.
