• Existing Bungalow <br /> The existing bungalow would be demolished to accommodate the proposed <br /> development. <br /> • Existing Trees <br /> A 23-/29-inch diameter California Black Walnut tree and a 23-inch diameter <br /> Douglas fir tree will now be preserved. Eighteen existing trees will be removed to <br /> accommodate the proposed development, including 10 heritage-sized trees (as <br /> defined by the Municipal Code). Three of these trees are a 33-inch diameter <br /> deodar cedar, a 41-inch diameter deodar cedar, and a 37-inch diameter deodar <br /> cedar. <br /> • Guest Parking <br /> The development plan will now provide seven guest parking spaces where five <br /> guest parking spaces were previously proposed on the 14-unit plan. The 13 unit <br /> development plan provides a total of 26 garage parking spaces, and 7 open <br /> guest parking spaces, which equals 2.54 parking spaces per unit. The <br /> residential driveways will be at least 18-feet long and are able to accommodate <br /> parked vehicles with the garage door in a closed position. Adding each unit's <br /> driveway apron parking will increase the assigned and guest parking to a total of <br /> 59 parking spaces or 4.54 parking spaces per unit with each unit having four <br /> assigned parking spaces in the unit's garage and driveway apron. <br /> • Walterson Photovoltaic Panels <br /> Replacing the previous Lot 12 house with the common open space area will <br /> reduce the shading of the photovoltaic panels, particularly at 4:00 p.m. <br /> Additionally, staff has conditioned the selection of trees and shrub species on the <br /> common area of the 13-unit development plan so as to not block Mr. Walterson's <br /> photovoltaic panels and has conditioned a disclosure for the trees and shrubs in <br /> the rear and side yards of Lot 12 regarding the photovoltaic panels. <br /> Building Design <br /> • House Models <br /> The three house models will range in floor area from 1,599 square feet to 1,920 <br /> square feet. All models are two-stories tall and would vary in building height from <br /> 26 feet to 28 feet depending on the model and elevation type. The building <br /> height for Lot 6, Lot 7, and Lot 8 may increase by approximately 30 inches to 36 <br /> inches if a "raised-floor" is used for the houses on these lots to mitigate the <br /> vibration from the operations of the adjacent railroad corridor. <br /> • Setbacks <br /> A 10-foot street side yard setback along Stanley Boulevard will be provided for <br /> Lots 1 and 13. The proposed house setbacks from the interior property lines will <br /> vary from lot-to-lot. Site development standards for accessory structures are <br /> incorporated in Exhibit B. <br /> Page 6 of 11 <br />
