<br /> Table 1, below, lists the lot sizes, the model proposed on each lot, the house size, and
<br /> the proposed floor area ratios for the 13-unit development plan. Net lot areas will range
<br /> from 2,612 square feet (0.06 acres) to 3,965 square feet (0.09 acres). The individual lot
<br /> floor area ratios and development standards for the 13-unit development plan have not
<br /> changed from the previous 14-unit development plan.

<br /> Homeowners Association
<br /> With the addition of the common open space parcel, the applicant will create a
<br /> homeowners association to own and maintain the development's common areas
<br /> including private streets and guest parking areas, common utilities, and the common
<br /> open space area. The homeowners will maintain their private lots including homes,
<br /> yards, and driveways.
<br /> Site Design
<br /> • Reduction in Number of Units
<br /> The revised development plan reduced the proposed number of units from 14 to
<br /> 13 detached single-family homes. The previously proposed buildable lot
<br /> between what is now the proposed Lot 11 and Lot 12 was removed and replaced
<br /> as a common open space parcel for the development's residents. Reflecting the
<br /> Planning Commission's recommendation, the applicant would bond for the
<br /> purchase and installation of a play structure in the open space area after the 11th
<br /> lot is sold and if requested by a majority vote of the homeowners association.
<br /> • Private Street
<br /> A private street would provide access to the development. The street section
<br /> would measure 20-feet wide (curb-to-curb) with no parking allowed. No internal
<br /> sidewalks would be provided; a new sidewalk will be installed along the project
<br /> frontage as part of the City's Stanley Boulevard reconstruction.
