The GPS antennas shall project not more than 1 inch above the top of the wall on which <br />they are mounted. The color of the GPS antennas and all related mounting equipment <br />shall match the color of the wall on which they are mounted. <br /> <br />Landscaping <br /> <br />As part of this project, the applicant shall install a minimum of three non-deciduous trees <br />which require little to no water once established. The trees shall be located so as to screen <br />the monopole. The tree species and location are subject to the review and approval of the <br />Planning Director, prior to the issuance of a building permit. <br /> <br />As part of this project, the applicant shall install groundcover, which requires little to no <br />water once established, or place mulch around the trees required per condition of approval <br />#7 of this case, Case PAP-49. The location of the groundcover and mulch is subject to the <br />review and approval of the Planning Director, prior to the issuance of a building permit. <br /> <br />10. If irrigation control valves are proposed outside, they shall be screened with shrubs which <br /> require little to no water once established. The location of the irrigation control valves is <br /> subject to the review and approval of the Planning Director, prior to the issuance of a <br /> building permit. <br /> <br />11. Prior to the issuance of a building permit, the property owner or applicant shall enter into <br /> an agreement with the City, approved by the City Attorney, which guarantees that all <br /> landscaping and open space areas included in this project will be maintained at all times in <br /> a manner consistent with the approved landscape plan (as conditioned) for this <br /> development. Said agreement shall run with the land for the duration of the existence of <br /> the structures located on the subject property. <br /> <br />12. All proposed and required landscaping shall be irrigated. The site irrigation design shall <br /> utilize low-volume drip, bubbler, or other water conserving irrigation systems to <br /> maximize water conservation to the greatest extent possible. The irrigation systems shall <br /> include a soil moisture, rain sensor, or other irrigation efficiency device. The proposed <br /> type of irrigation efficiency device shall be shown on the plans submitted for the issuance <br /> of building permits. <br /> <br />13. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br /> Director as part of the building permit plan sets prior to issuance ora building or on-site <br /> permit. Said landscape plan shall be consistent with the approved landscape plan plus any <br /> conditions of approval, and shall be detailed in terms of species, location, size, quantities, <br /> and spacing. The landscaping and irrigation plans are subject to the review and approval <br /> of the Planning Director. <br /> <br />Page 2 <br />PAP-49 <br /> <br /> <br />
