Exhibit B <br />PAP-49: Conditions of Approval <br />3470 Boulder Street/Verizon Wireless <br />(May 20, 2003) <br /> <br />Except as modified by these conditions, the personal wireless service facility shall be <br />constructed and maintained substantially as shown on following: <br /> <br />A. The plans dated "Received March 18, 2003", Exhibit A; <br />B. Written narratives dated "Received March 18, 2003" and "Received January 24, <br /> 2003", Exhibit A; and <br />C. Photo simulations dated "Received March 18, 2003", Exhibit A. <br /> <br />Minor changes to the project may be allowed subject to prior approval by the Planning <br />Director, if found to be in substantial conformance with the approved exhibits. <br /> <br />The personal wireless service facility shall adhere to the regulations contained in Chapter <br />18.110, (Personal Wireless Service Facilities) of the Pleasanton Municipal Code. <br /> <br />All conditions of approval for this case shall be written by the project developer on <br />all building permit plan check sets submitted for review and approval. These <br />conditions of approval shall be on, at all times, all grading and construction plans kept on <br />thc project site. It is the responsibility of the project developer to cnsuro that the project <br />contractor is aware of, and abides by, all conditions of approval. Prior approval from thc <br />Planning Department must be received before any changes are constituted in site design, <br />grading, building design, building colors or materials, etc. <br /> <br />If some or all the existing above-ground PG&E power poles on the substation <br />property north of 3470 Boulder Street are removed, approvals for this case, Case <br />PAP-49, shall lapse and become null and void within three months of notification <br />by the City of Pleasanton, unless waived by the Planning Director. <br /> <br />The entire monopole shall be one diameter, and the monopole diameter shall be no <br />more than 18 inches. <br /> <br />The monopole shall be a brown color, similar to the color of the nearby Pacific Gas and <br />Electric power poles, and shall have a texture similar to that of the nearby Pacific Gas and <br />Electric power poles. Prior to the issuance ora building permit, the applicant shall submit <br />a sample of the proposed color and material to the Planning Department. The color and <br />material shall be subject to the review and approval of the Planning Director, prior to the <br />issuance of a building permit.
