That the following water conserving plumbing fixtures <br /> be installed: a) low flush 'water closets; b) shower <br /> flow control heads; c) aerators in interior faucets; <br /> and d) insulation of hot water lines. <br /> <br /> 14. That the 'developer acknowledges that the City of Pleasanton <br /> does not guarantee the availability of sufficient sewer <br /> capacity to serve this development by the approval of <br /> this case, and that the developer agrees and acknowledges <br /> that building permit approval may be withheld if sewer <br /> capacity is found by the City not to be available. <br /> <br /> 15. That the developer's con'tractor obtain an encroachment <br /> permit from the City prior to the beginning of con- <br /> struction. <br /> <br /> 16. That the developer pay any and all fees that the <br /> property may be subject to. <br /> <br /> 17. That.all buildings and/or structures must comply with all <br /> codes and ordinances in effect at the time required permits <br /> are issued by the Building Division. <br /> <br /> 18. That the location of any pad mounted transformers shall <br /> be subject to approval by the Planning Division prior <br /> to the issuance of any building permits. <br /> <br /> 19. That the remainder of the public street improvements <br /> required to complete Valley Avenue from Hopyard-Road to <br /> Hansen Drive be installed by the developer at the time <br /> of construction of the public improvements for this <br /> development or when required by long term growth <br /> management agreement LGM-82-8, whichever comes first. <br /> <br />20. That the proposed forty-six foot wide street which <br /> parallels Valley Avenue (east-west) be increased in ~idth <br /> to sixty feet unless otherwise approved by the City Engineer. <br /> <br />21. That emergency turnouts for disabled vehicles be cohstructed <br /> along the north side of Valley Avenue as required by the <br /> .City Engineer. <br /> <br />22. That the off-site storm drainage line be a piped system <br /> or that public service easements and maintenance <br /> arrangements, satisfactory to the City Engineer, be <br /> approved. <br /> <br />23. That the north one-half o[ Hansen Drive from Valley Aven~:e <br /> to Camino Segura and Camino Segura from Hansen Drive north <br /> be reconstructed, overlaid, or slurry sealed at the time <br /> of construction of the public improvements for this <br /> development.
