Site 13: CM Capital Properties <br /> <br /> This site is located in the Hacienda Business Park. <br /> <br /> Comments were received from one or two adjacent commercial neighbors in the <br />Hacienda Business Park that residential development could limit the type of <br />tenants that can locate nearby. Commercial owner wanted to make sure that no <br />restrictions were placed on uses they could have in their commercial property <br />resulting from the nearby residential development). Most of the comments <br />received were from the Parkside development across the Arroyo: <br /> noise impacts already from the sports park; they would also be subject to <br />negative impacts from housing which would be behind them there, <br /> Parkside area is already too congested with activities in the park, <br /> bad location across from Hart Middle School because of crime and drug <br />problems, <br /> negative impact on home values, <br /> overcrowded schools, and <br /> too close to the creek. <br /> <br />Several comments included items to consider if the site were developed: <br /> allowing the same number of stories that would be allowed on a <br />commercial development, <br /> allowing only one story or two stories, and <br /> mitigating the visual impact to landscaping and with stepping back the <br />upper stories from the creek area. <br /> <br />Site 14: Legacy Partners <br /> <br /> This site is off of Busch Road, slightly to the east of the Kiewit site. The part of <br />that site shown is that within the Urban Growth Boundary and within the City <br />limits, as well. <br /> <br /> Nine comments were received: the majority were positive, citing good site for <br />housing at the edge of the City with plenty of land for mixed-use potential. <br />Negative comments were that the site is too big, too many sites in one area, and <br />traffic impact. <br /> <br />Site 15: Valley Trails Church Site <br /> <br /> This Church site located on Valley Trails Drive off of Hopyard Road generated a <br />lot of discussion at the three community workshops. Approximately 70 percent of <br />the people who attended at least two of the workshops were related to the Valley <br />Trails area and neighborhood. <br /> <br /> Most frequently mentioned factors opposing rezoning of this site included: <br /> traffic impacts, <br />PLANNING COMMISSION REGULAR MINUTES, April 27, 2011 Page 10 of 40 <br /> <br />
