EXHIBIT "B" <br /> <br /> CONDITIONS OF APPROVAL <br /> CASE PUD-82-13, Deer Oaks <br /> <br />1. That the development be substantially as shown on the <br /> development plan, Exhibit A, on file with the Planning <br /> Division. <br /> <br />2. That no structures shall be constructed outside of the <br /> area shown on the development plan, Exhibit A, as <br /> building envelope with the exception of open type <br /> fencing approved by the Planning Division. <br /> <br />3. That approval of this case is subject to all recommendations <br /> contained in the report from Judd Hull and Associates <br /> dated 4/16/81. <br /> <br />~4. That the structures and landscaping on lot 14 shall be <br /> installed and maintained so as not to obstruct the <br /> valley view from the Juhl home. The highest point of <br /> any structure on lot 14 shall not exceed 528 ft. in <br /> elevation. <br /> <br />5. That a PSE for use by emergency vehicles shall be <br /> provided to connect the driveway to lot 13 across lot 14 <br /> to the upper end of Deer Oaks Drive. Said PSE to be shown on the <br /> tentative map for the subject property with final design and <br /> location subject to the approval of the Fire Chief and City <br /> Engineer. <br /> <br />6. That the developer acknowledges that the City of Pleasanton doer <br /> not guarantee the availability of sufficient sewer capacity to <br /> serve this development by approval of this project and the <br /> developer agrees and acknowledges that building permit approval <br /> may be withheld if sewer capacity is found by the City not to be <br /> available. <br /> <br />7. That copies of the letters from David Carpenter dated 11/6/80 and <br /> Judd Hull dated 11/21/80 be given to all prospective buyers along <br /> with the Soil and Geology Investigation No. 865-A66-A5. <br /> <br />8. That all 54 conclusions and recommendations of the Soil and <br /> Geology Investigation No. 865-A66-A5 of Judd Hull dated 10/13/80 <br /> be complied with during construction of all structures on the <br /> subject property. <br /> <br />9. That the applicant submit a plan to the City showing how access <br /> and water will be maintained to the Juhl and Henderson properties <br /> during construction of the main road; this plan to be approVed <br /> prior to submittal of a final subdivision map. <br /> <br /> -1- <br /> <br /> <br />
